What Do Buyers Regret Most After Buying a $1M+ Home in Chandler or Tempe?

The most common regrets after buying a $1M+ home in Chandler or Tempe come from things that were easy to check before closing: the street, the HOA rules and fees, summer electric bills, and the age of the roof and pool. Most of them are avoidable. The trick is to check them during your inspection period, while you can still ask for repairs or walk away.

Why do buyers regret the street more than the house?

You can redo a kitchen. You can't move the street.

A home can look perfect on a Sunday afternoon showing and feel very different on a Tuesday morning. Some streets turn into cut-throughs when the main roads back up. Some homes near a busy road, or near the Loop 202, Loop 101 or I-10, pick up more traffic noise than you'd guess from inside with the windows shut. Homes near a school can sit right on the pickup line, which is fine until you're trying to back out of your driveway at 3 p.m.

Before you commit, visit at the times you'll actually live there:

  • A weekday morning, when people are heading to work and school

  • School pickup time in the afternoon

  • A Friday or Saturday evening, with the windows open and the backyard quiet

Then drive your real commute at rush hour, in both directions. South Tempe is close to Sky Harbor and the freeways. South Chandler is close to the Loop 202 Santan. Close on a map and close at 5:15 p.m. aren't always the same thing. I compare the two areas in South Tempe vs South Chandler commutes and schools.

This is the bigger version of the same mistake: buying the house and not the neighborhood. A great house in a neighborhood that doesn't fit your life is still the wrong house.

What should you check in the HOA documents?

Many South Chandler buyers are surprised to learn they'll pay two HOA fees. A lot of neighborhoods have a master association plus a sub-association for their section or gated pocket. I explain how that works in why South Chandler homes often have two HOA fees.

The fees are only part of it. Read the rules. Look for anything about parking, RVs and boats, exterior paint colors, rentals and changes to the yard. If you plan to add a casita, a pool or a sport court, find out what needs approval before you buy, not after.

In Arizona, the HOA has to deliver its resale documents within 10 days of written notice of a pending sale. Under the standard purchase contract, you can object to those documents within 5 days of receiving them or by the end of the inspection period, whichever is later. Your signed contract controls, so check your dates. If you'd rather skip HOAs entirely, parts of South Tempe have custom homes with no HOA at all.

Why do summer electric bills and backyard direction matter so much here?

Arizona summers are long and hot. A big home with high ceilings and several AC units can run up a large electric bill from June through September. Buyers coming from cooler places often underestimate this.

The direction of the backyard matters, too. A west-facing backyard takes the full afternoon sun. In summer, that can make the patio hard to use until evening and can push up cooling costs on that side of the house. A north- or east-facing backyard usually gets more afternoon shade.

Ask the seller for a year of utility bills, including the summer months. Ask how old each AC unit is. These are simple questions that can save you a nasty surprise in August. My breakdown of what it actually costs to live in Chandler at $1.4 million covers more of the ongoing costs.

How old are the roof, the pool and the irrigation?

These are expensive to fix and easy to overlook when you're focused on finishes.

Many homes here have tile roofs. The tiles can look fine from the street while the underlayment beneath them is worn out. A roof inspection can tell you where it stands. The pool deserves the same attention: the surface, the pump, the heater and the equipment pad.

In some older South Tempe neighborhoods, yards use flood irrigation. Water is delivered on a set schedule to soak the lawn, and the berms and valves that hold it need regular upkeep. It can be a great setup if you know how it works. It can be a headache if you find out after you move in. Ask the seller how the home's irrigation works and what the schedule looks like.

The seller's paperwork helps here. In Arizona, the seller delivers the Seller's Property Disclosure Statement (SPDS) within 3 days of acceptance and the insurance claims history within 5 days. Read both closely. For more on what to look at, see what I'd check before buying in any South Chandler neighborhood.

Is waiving the inspection worth it to win a $1M+ home?

I'd tell you no. The standard Arizona contract gives you a 10-day inspection period by default. That's your window to inspect the home, review the documents and send the seller a BINSR, the Buyer's Inspection Notice and Seller's Response, before the period ends.

Waiving it to win a home saves the seller a little uncertainty. It can cost you a roof, a pool resurface or an AC replacement you didn't see coming. If you need to make your offer stronger, a shorter inspection period is usually a better trade than none at all. Here's how the Arizona inspection period and BINSR work, step by step.

Quick answers

What should I check before buying a house in Chandler?

Check the street at different times of day, the HOA documents and fees, the age of the roof, pool and AC units, and a year of utility bills. In Arizona, the inspection period is the time to do it, while you can still ask for repairs or cancel.

Does a west-facing backyard matter in Arizona?

For many buyers, yes. A west-facing backyard takes the afternoon sun, which can make the patio hard to use on summer afternoons and can raise cooling costs on that side of the house.

What is flood irrigation in Tempe?

Some older South Tempe neighborhoods use flood irrigation, where water is delivered to yards on a set schedule to soak the lawn. The berms and valves need upkeep, so ask how the home's system works before you buy.

Ben Graham

You’ve made it. Now you want a home that finally feels like it.

Since 2011, I’ve helped move-up and move-in buyers do exactly that across South Tempe and South Chandler. More land, more quiet, more character, without leaving the city behind. If you’re buying or selling above $1M in South Tempe or South Chandler, you want an advisor who knows the ground, not a salesperson who knows a script.

That’s the whole job, and it’s the part I love most.

Book a Phone Consultation

Ben is a husband, father, and full-time real estate advisor based in Chandler. Since 2011, across more than 500 transactions, he’s guided buyers and sellers through the Southeast Valley’s best neighborhoods.

His approach is simple: teach the market like a teacher, protect your equity like it’s his own, and tell you the truth even when the truth is “wait.” Clear communication, a proven plan, and your interests first.

Most of Ben’s clients fall into two camps.

The move-up buyer who’s outgrown a great starter home in Chandler or Tempe and is ready for something that feels like an arrival. More space, more privacy, more character, same easy access to four freeways, great schools, and Sky Harbor.

The move-in buyer relocating from out of town who needs someone who actually knows which street holds its value and which one only looks like it does.

He also represents sellers across South Tempe and South Chandler who want their home priced right in week one and marketed like the asset it is.

Faith and family are the center of how Ben lives and works. He’s a follower of Christ, a husband, and a father, raising his kids in Chandler with his wife Sarah. The family is active at CCV, the kids attend Valley Christian, and they support foster care and adoption. One of their sons joined the family that way.

Clients often tell Ben his faith is part of why they trusted him with one of the biggest decisions of their lives. He doesn’t take that lightly.
