How Do You Find $1M+ Homes in Chandler or Tempe That Aren’t on Zillow?

Most $1M+ homes in Chandler and Tempe still go into the MLS and show up on Zillow, because the Clear Cooperation Policy requires a home to hit the MLS within one business day once it's publicly marketed. The homes that skip Zillow usually come from office exclusives, Coming Soon listings, delayed-marketing listings and owners who would sell for the right offer. You can find some of them, but it takes a plan and honest expectations.

Why are secret luxury listings rarer than people think?

A lot of buyers picture a hidden market where the best homes trade quietly between insiders. That market is smaller than the rumors.

The reason is a rule called the NAR Clear Cooperation Policy. Once a home is publicly marketed, the listing has to be submitted to the MLS within one business day. Publicly marketed means things like a yard sign, a public website, an email blast, a social media post or sharing it with agents outside the listing brokerage. ARMLS, the Phoenix area MLS, enforces this. Once a home is publicly marketed, the seller can't opt out.

That last part catches people off guard. Even a private, agents-only group counts as public marketing if it includes agents from other brokerages. So a home that's being shopped around town is almost always headed for the MLS.

Where do off-market $1M+ homes actually come from?

There are a few real sources. None of them is a secret vault.

  • Office exclusives. A listing can stay off the MLS if it's marketed only inside the listing brokerage. Buyers working with agents at that brokerage may hear about it first.

  • Coming Soon listings. ARMLS has a Coming Soon status that counts as an MLS submission. These listings don't require photos, so they're easy to scroll past. An agent watching the MLS closely can spot them.

  • Delayed-marketing exempt listings. Under NAR's Multiple Listing Options for Sellers policy, a seller can put the home in the MLS but hold it off Zillow and other public sites for a period the MLS sets. The seller has to sign a disclosure saying they understand they're giving up the benefits of immediate public marketing.

  • Office-exclusive exempt listings. The same policy also lets a seller choose an office-exclusive listing, with that same signed disclosure.

Notice what these have in common. In most of them, the home is in the MLS or inside a brokerage. A buyer's agent who knows the system can see more than Zillow shows. That's the real advantage, and it's less exciting than the myth.

If you're on the selling side and wondering whether to go quiet, I cover the tradeoffs in selling quietly versus on the MLS.

Can an agent find homes that were never listed at all?

Sometimes. This is where relationships and old-fashioned effort come in.

Plenty of owners in South Chandler and South Tempe aren't planning to sell, but would for the right offer. Maybe the kids just left for college. Maybe they've been eyeing a smaller place. They haven't called an agent because nobody has given them a reason to.

A buyer's agent can reach those owners in a few ways. One is through people they already know in the neighborhood. Another is a targeted letter to owners of homes that match exactly what you want, such as a lake lot in Ocotillo or an acre lot in South Tempe. If you want land, my post on where the big lots are in South Chandler is a good place to narrow the list.

Here's the honest part. Most owners will say no. Some will say yes, at a price that reflects the fact that they weren't planning to move. If you want one specific kind of home on one specific street, you may need to pay a premium for it. I talk about when that's worth it in whether to pay over asking for a $1M+ home.

Do most $1M+ homes in Chandler and Tempe still hit the MLS?

Yes. Most sellers want the widest pool of buyers, and the MLS is how they reach it. Skipping public marketing means fewer eyes on the home, and fewer eyes usually means less competition for it. That's a real cost, and most sellers at this price aren't willing to pay it.

For most buyers, the smartest move is being first and ready when the right home does hit the market. Think of off-market homes as a side door. It's worth knocking on, but the front door is still where most homes come through.

How should you search for a $1M+ home if you want an edge?

Start with the basics, and do them well. Have your agent set up MLS-based alerts that match exactly what you want, including Coming Soon listings. Be specific about the must-haves, like single-level, lot size, a pool or a particular school area.

Get your financing lined up before you need it. In Maricopa County, the 2026 conforming loan limit for a one-unit home is $832,750, so many $1M+ purchases with a loan, especially with less than about 20% down, will need a jumbo loan. Jumbo loans often have stricter appraisal and reserve requirements, so talk to your lender early.

Then add the extra layer: your agent's network, word of office exclusives and, if it fits, a letter campaign to owners of homes that match your wish list. Quick answers

Are there off-market luxury homes in Chandler, AZ?

Yes, but fewer than many buyers expect. Clear Cooperation rules push most publicly marketed homes into the MLS within one business day, so off-market homes usually come from office exclusives, delayed-marketing listings or owners an agent contacts directly.

Why is a home in the MLS but not on Zillow?

The seller may have chosen a delayed-marketing exempt listing, which holds the home off public sites like Zillow for a period set by the MLS. A buyer's agent can see the home's MLS status and tell you how to get in.

Do off-market homes in Tempe sell for less?

Not necessarily. An owner who wasn't planning to sell often expects a strong price to make the move worth it, and with fewer buyers competing it's harder to judge fair value. Your agent should still run comps before you make an offer.

Ben Graham

You’ve made it. Now you want a home that finally feels like it.

Since 2011, I’ve helped move-up and move-in buyers do exactly that across South Tempe and South Chandler. More land, more quiet, more character, without leaving the city behind. If you’re buying or selling above $1M in South Tempe or South Chandler, you want an advisor who knows the ground, not a salesperson who knows a script.

That’s the whole job, and it’s the part I love most.

Ben is a husband, father, and full-time real estate advisor based in Chandler. Since 2011, across more than 500 transactions, he’s guided buyers and sellers through the Southeast Valley’s best neighborhoods.

His approach is simple: teach the market like a teacher, protect your equity like it’s his own, and tell you the truth even when the truth is “wait.” Clear communication, a proven plan, and your interests first.

Most of Ben’s clients fall into two camps.

The move-up buyer who’s outgrown a great starter home in Chandler or Tempe and is ready for something that feels like an arrival. More space, more privacy, more character, same easy access to four freeways, great schools, and Sky Harbor.

The move-in buyer relocating from out of town who needs someone who actually knows which street holds its value and which one only looks like it does.

He also represents sellers across South Tempe and South Chandler who want their home priced right in week one and marketed like the asset it is.

Faith and family are the center of how Ben lives and works. He’s a follower of Christ, a husband, and a father, raising his kids in Chandler with his wife Sarah. The family is active at CCV, the kids attend Valley Christian, and they support foster care and adoption. One of their sons joined the family that way.

Clients often tell Ben his faith is part of why they trusted him with one of the biggest decisions of their lives. He doesn’t take that lightly.
