What to Check Before Buying a Luxury Home in Arizona

What should you actually check before buying a luxury home in Arizona? Not the kitchen, and not the finishes. The four things that matter most, five years after closing, are lot orientation, the HVAC system, the roof underlayment, and the street itself, none of which show up well in listing photos.

Lot orientation decides how much you actually use the backyard

In Arizona, which direction a backyard faces changes how livable it is more than almost anything else on the lot. A west-facing backyard takes the full force of the afternoon sun for most of the year, which in practice means it sits empty from May through September. A north-south orientation keeps the yard shaded and usable well into the evening for a much longer stretch of the year.

This is one of the first things I check walking a property, and it is almost never mentioned in a listing. Compass direction does not photograph. Ask your agent to check it before you fall in love with the pool.

HVAC is not a comfort feature here, it is the whole house

A home at this size usually runs two air conditioning units, sometimes three or four depending on the layout. Ask how many the home has, how old each one is, and when they were last serviced.

This matters more in Arizona than almost anywhere else in the country. Air conditioning is not a luxury add-on. It is the system that determines whether the house functions at all in July. An aging, undersized unit on a large home is not a minor repair. It is a five-figure replacement waiting for the wrong week in August to fail.

The roof underlayment is the expensive part, not the tile

Most homes at this price point in South Tempe and South Chandler carry a tile roof, and tile itself can look flawless for decades. What fails first is the waterproof underlayment sitting beneath the tile, and by the time you can see a problem from the ground, the damage is usually already inside the attic.

On an older home, a full roof replacement, underlayment included, runs around $30,000. That is a real number, not a scare tactic, and it is worth asking directly when the underlayment was last replaced rather than judging the roof by how the tile looks from the driveway.

Walk the street more than once

A single showing on a quiet Tuesday afternoon tells you almost nothing about what a street actually feels like to live on. Drive it again in the morning rush, again in the evening, and on a weekend if you can manage it. Traffic patterns, parked cars, how many kids are outside, how close the nearest arterial road actually feels. All of it changes by time of day, and none of it shows up on a single tour.

Why buyers miss all four of these

Granite countertops and paint colors photograph well. Compass direction, HVAC age, and what is under the tile do not. That mismatch is exactly why these four items get overlooked at every price point, luxury included. The house that looks the most finished in photos is not always the one with the fewest expensive surprises waiting behind the walls and under the roof.

None of this means walk away from a beautiful kitchen. It means look past it before you decide, because the orientation, the HVAC, and the roof are the parts of the house you will be living with, and paying for, long after the finishes stop being new.

What I'd Check Before Buying in Any South Chandler Neighborhood

If you are looking at a specific home and want a second set of eyes on it, call or text me at 480-448-2020.

Ben Graham

You’ve made it. Now you want a home that finally feels like it.

Since 2011, I’ve helped move-up and move-in buyers do exactly that across South Tempe and South Chandler. More land, more quiet, more character, without leaving the city behind. If you’re buying or selling above $1M in South Tempe or South Chandler, you want an advisor who knows the ground, not a salesperson who knows a script.

That’s the whole job, and it’s the part I love most.

Book a Phone Consultation

Ben is a husband, father, and full-time real estate advisor based in Chandler. Since 2011, across more than 500 transactions, he’s guided buyers and sellers through the Southeast Valley’s best neighborhoods.

His approach is simple: teach the market like a teacher, protect your equity like it’s his own, and tell you the truth even when the truth is “wait.” Clear communication, a proven plan, and your interests first.

Most of Ben’s clients fall into two camps.

The move-up buyer who’s outgrown a great starter home in Chandler or Tempe and is ready for something that feels like an arrival. More space, more privacy, more character, same easy access to four freeways, great schools, and Sky Harbor.

The move-in buyer relocating from out of town who needs someone who actually knows which street holds its value and which one only looks like it does.

He also represents sellers across South Tempe and South Chandler who want their home priced right in week one and marketed like the asset it is.

Faith and family are the center of how Ben lives and works. He’s a follower of Christ, a husband, and a father, raising his kids in Chandler with his wife Sarah. The family is active at CCV, the kids attend Valley Christian, and they support foster care and adoption. One of their sons joined the family that way.

Clients often tell Ben his faith is part of why they trusted him with one of the biggest decisions of their lives. He doesn’t take that lightly.
