Why South Tempe Homes Cost More Than Gilbert or North Chandler

Why does a home in South Tempe cost more than a similar home in Gilbert or north Chandler? The short answer is supply. South Tempe, particularly the 85284 zip code, is close to fully built out, so there is almost no new construction competing with existing homes there, unlike Gilbert and the newer pockets of Chandler, which still have room to grow. Add four freeways within reach of South Tempe versus one running through South Gilbert, plus decades of reputation behind the Corona del Sol and Kyrene schools, and you have most of the price gap explained without a single upgraded countertop.

There is no new South Tempe coming

Gilbert and the newer sections of Chandler still have raw land. When a builder can put up new homes a mile away, that new supply competes directly with your listing and keeps prices in check.

South Tempe does not have that release valve. The 85284 zip code was largely developed decades ago. The lots were drawn, the trees were planted, and there is essentially nowhere left to build a new subdivision. When supply cannot expand, price does the adjusting instead.

That is also why South Tempe inventory tends to feel different when you walk it. Mature trees, established landscaping, and lots that were platted under different rules than what gets approved today. You cannot manufacture decades of tree growth. Buyers are paying for the decades, not just the square footage.

The freeway math nobody puts in a listing

I have said this before about Gilbert specifically, and it holds for this comparison too. South Gilbert, out toward SanTan, runs on essentially one freeway, the 202. South Tempe sits within easy reach of four: the 202, the 101, the 10, and the 60.

That is not a moving-day detail. That is every weekday commute, every trip to Sky Harbor, every choice of route when one freeway backs up. Multiple ways in and out is worth real money to a buyer who does this drive twice a day for the next ten years.

North Chandler sits somewhere in between. It has more freeway options than deep South Gilbert, but it has not had the decades South Tempe has had to build out that access alongside mature neighborhoods.

Schools carry their own premium

Corona del Sol High School and the Kyrene elementary and middle schools that feed it have built their reputations over a long stretch of years. That kind of trust does not appear the moment a new school opens its doors in a growing suburb. Families move specifically to get into a school boundary with a long track record, and that demand shows up in what they are willing to pay.

So is South Tempe actually the better buy

That depends on what you are optimizing for, and I will not pretend there is one right answer. If a newer, larger home for meaningfully less money is what you are after, Gilbert or north Chandler can be a genuinely good answer, and I will tell a client that when it is true.

But if you are asking why the same budget buys fewer square feet in South Tempe, this is why. You are not paying more for the house. You are paying for a location that finished growing up a long time ago, and there is no more of it coming.

Chandler or Gilbert Over $1M: How to Actually Decide

If you are trying to decide between South Tempe and a newer part of the Valley, call or text me at 480-448-2020 and I will walk through what the price difference actually buys you.

Ben Graham

You’ve made it. Now you want a home that finally feels like it.

Since 2011, I’ve helped move-up and move-in buyers do exactly that across South Tempe and South Chandler. More land, more quiet, more character, without leaving the city behind. If you’re buying or selling above $1M in South Tempe or South Chandler, you want an advisor who knows the ground, not a salesperson who knows a script.

That’s the whole job, and it’s the part I love most.

Book a Phone Consultation

Ben is a husband, father, and full-time real estate advisor based in Chandler. Since 2011, across more than 500 transactions, he’s guided buyers and sellers through the Southeast Valley’s best neighborhoods.

His approach is simple: teach the market like a teacher, protect your equity like it’s his own, and tell you the truth even when the truth is “wait.” Clear communication, a proven plan, and your interests first.

Most of Ben’s clients fall into two camps.

The move-up buyer who’s outgrown a great starter home in Chandler or Tempe and is ready for something that feels like an arrival. More space, more privacy, more character, same easy access to four freeways, great schools, and Sky Harbor.

The move-in buyer relocating from out of town who needs someone who actually knows which street holds its value and which one only looks like it does.

He also represents sellers across South Tempe and South Chandler who want their home priced right in week one and marketed like the asset it is.

Faith and family are the center of how Ben lives and works. He’s a follower of Christ, a husband, and a father, raising his kids in Chandler with his wife Sarah. The family is active at CCV, the kids attend Valley Christian, and they support foster care and adoption. One of their sons joined the family that way.

Clients often tell Ben his faith is part of why they trusted him with one of the biggest decisions of their lives. He doesn’t take that lightly.
