SOUTH CHANDLER · BUYING GUIDE

Buying a $1M+ home in Chandler

Lakes, golf, gates and newer homes. What South Chandler is, who it fits, and what to check before you write an offer.

Start here: what "South Chandler" means

South Chandler is the part of the city south of the Loop 202, built mostly from the 1990s through the 2010s. The luxury market here is anchored by two master-planned communities, Ocotillo and Fulton Ranch, plus a handful of standalone gated enclaves. Water is the headline. Ocotillo was built around a lake-and-golf system, and Fulton Ranch was drawn around connected lakes. Nowhere else in the East Valley puts this many homes on the water.

If South Tempe is the older, tree-lined side of this corridor, South Chandler is the polished, planned side. Newer homes, more consistent streets, and amenities you can see from the back patio.

Who it fits

Buyers who want a newer home with less to fix. Families who want Chandler Unified schools and a neighborhood with a pool, a park and a gate. Executives working the Price Road corridor who want a ten-minute commute. And people moving from the coasts who want the resort feel without a resort price tag.

It is not for someone who wants a half-acre with no HOA. Most of South Chandler is HOA, and the lots are smaller than South Tempe's. You trade land for water, golf and newer construction. Plenty of people make that trade on purpose.

The neighborhoods, in plain terms

  • Ocotillo. The original lake-and-golf community, with more than a dozen villages. Some are gated, some are on the water, some are on the fairway, and a few are all three. Balboa Point, Catalina Shores, Embarcadero, the Island at Ocotillo and the Waters at Ocotillo are the names you will hear most.
  • Fulton Ranch. Newer, built around connected lakes, with Fulton Island as the gated custom-estate pocket inside it. Consistent construction and a strong HOA.
  • Standalone gated enclaves. Crown Point, Santorini Shores, Windward, Oakwood Hills. Smaller communities with their own character. Oakwood Hills has a lake and no golf and is not part of Ocotillo, which surprises people.

Every one of these has its own page with what it's like to live there, who it fits, and the questions people ask. Browse the South Chandler neighborhoods here.

Schools

South Chandler is in the Chandler Unified School District, and most of these neighborhoods feed Hamilton High School, one of the reasons families pick the area. Boundaries vary street by street and can change, so confirm the school assignment for the specific address before you decide.

What to check before you offer

  • Water rules. Lakefront does not always mean you can put in a dock or a boat. Ask what the HOA allows on the lake and along your shoreline before you plan around it.
  • Two HOAs are common. Many homes pay a master-plan HOA and a village or gate HOA. Get the current amounts and transfer fees for both before you write.
  • The gate. Gated means different things. Some are a code, a few are staffed. Ask who maintains it and what it actually covers.
  • Lot position. On the water or on the golf course changes the value of two otherwise identical homes. So does a view of the parking lot behind the clubhouse. Walk the lot at the time of day you will use it most.
  • Builder and era. Villages were built by different builders in different years. Two homes a street apart can have very different floor plans and finish levels. Compare the actual house, floor plan and finishes, before the square footage.

How a purchase usually goes

There are more homes to choose from in South Chandler than in South Tempe, so the work is sorting, not waiting. We narrow it to the villages that fit the life you want, see a handful in person, and compare what you actually get for the money: water, golf, gate, lot, age. Then you decide with a clear picture instead of a guess.

Most people I sit with are worried about the same thing: overpaying, or picking the wrong street. My job is local facts and an honest opinion, even when the answer is "don't move yet."

Common questions

Is Ocotillo or Fulton Ranch better?

Neither. Ocotillo is older, bigger and more varied, with golf. Fulton Ranch is newer and more consistent, with lakes and no golf. Which one fits depends on what you want out your back door.

Can I get a lakefront home?

Yes. South Chandler has more lakefront homes than anywhere else in the East Valley. They sell faster than the rest of the village, so be ready.

Are all of these neighborhoods gated?

Many are, not all. Some of the best values are in the non-gated villages of Ocotillo.

What is the commute like?

The Loop 202 is close. The Price Road tech corridor is about 10 minutes, Sky Harbor about 25 to 30 minutes off-peak, downtown Phoenix a bit more.

Do you work with buyers moving from out of state?

Yes. I can walk you through the villages by video before you visit. Here is how that works.
