My Guarantees
Promises in writing. Fine print in plain English.
Most people make the biggest move of their life on a guess. Picking an agent is part of that guess. You meet someone once, sign for six months, and hope.
These three promises take the hope out of it. If I don't do my job, you're not stuck with me, and you're not paying me for it.
The three promises
What you get, in writing.
Signing a listing agreement shouldn't feel like signing a gym contract. If you're not happy with how I'm handling your sale, you can cancel your listing anytime before you accept an offer. Send me a text or an email. No fee. No bill for the photos or video. No awkward conversation.
Buying? Same deal. You can end our buyer agreement anytime with written notice.
One fair rule: if you later buy or sell with someone you met through me, the commission in our agreement still applies.
I'd rather earn your business every week than hold you to it.
If you feel I fell short in how I represented you, tell me in writing at least three days before closing. I'll refund my side of the commission.
Things outside my control, like lender delays, title, inspection findings, or the market, aren't covered. How I do my job is.
It's written into your listing or buyer agreement, so you never have to take my word for it.
Buying in a new city, or a new part of town, carries one big fear: what if I get it wrong?
If you buy a home with me and don't love it, let me know within 12 months. I'll sell it for you with no listing commission. Then I'll help you find the right one.
Why I offer these
A promise you can see beats one you have to trust.
Honest answer? I don't plan on you needing any of these. I've been a REALTOR since 2011, with 500+ sales and 327 client reviews. But you should know they're there before you sign anything, not after.
The fine print
Plain English. No asterisks.
| Promise | Who it covers | What you do | What it doesn't cover |
|---|---|---|---|
| Easy Exit | Sellers with a signed listing agreement. Buyers with a signed buyer agreement. | Text or email me. Sellers: before you accept an offer. | Commission on a buyer or home you met through me during our agreement, within the protection period. A home you're already under contract on. |
| Commission Back | Sellers and buyers whose agreement includes the Commission Back clause. | Tell me in writing at least 3 days before closing. | Lender timelines, title, inspection findings, appraisals, buyer or seller decisions, market conditions. Refund is my side of the commission only. Buyers with a loan: a refund at closing needs lender approval, or it's paid after closing. |
| Buy Back | Buyers of single-family homes, townhomes and condos who buy with me. | Tell me within 12 months of closing, and use me on your next purchase. | The other agent's commission and normal seller costs on the sale. |
Questions
What people ask me.
Can I cancel my listing with Ben Graham if I'm not happy?
Yes. You can cancel anytime before you accept an offer. Send a text or an email. There's no fee and no charge for marketing already done. If you later sell to a buyer who came through during the listing, the commission in your agreement still applies.
What is the Commission Back guarantee?
If you feel Ben fell short in how he represented you, tell him in writing at least three days before closing. He refunds his side of the commission. It's written into your listing or buyer agreement.
What doesn't the Commission Back guarantee cover?
Things outside Ben's control: lender timelines, title processing, inspection findings, decisions by the buyer or seller, and market conditions. It covers how he does his job.
What happens if I buy a home and don't love it?
Tell Ben within 12 months of closing. He'll sell it for you with no listing commission and help you find the right home. It covers single-family homes, townhomes and condos, and you use Ben for your next purchase.
Do you guarantee my home will sell or you'll buy it?
No. Most of those programs cap the price below what homes in South Tempe and South Chandler sell for. Ben gives you an honest price instead. If speed matters more than top dollar, he can also bring you an offer from a vetted investor buyer so you can compare.
Are these guarantees in writing?
Yes. Every one is in your listing agreement, buyer agreement, or a signed addendum. You get the full terms before you sign anything.
More on how I work: how your home gets sold and how I work with buyers.
The right home on the right street. Moved once. Equity intact.
And if I don't hold up my end, you're covered.
Ben Graham, REALTOR®, eXp Realty, with Gluch Group. Guarantees apply as written in your listing agreement, buyer agreement, or addendum, and full terms are provided before you sign.
