I'm Ben Graham, a REALTOR® in Chandler. I help families sell inherited homes and settle estates with clarity and care.
If you've been named executor or trustee, you're carrying two things at once. Grief, and a to-do list. Often from another state, with a job and a family of your own still waiting on you.
This guide will help you:
- Understand your options for selling the home.
- Handle repairs, clean-outs, and paperwork from anywhere.
- Work through probate timelines with less stress.
- Get the most for the estate with the fewest headaches.
My job is to handle the details. Yours is to focus on what matters most.
Less running around. More peace of mind.
Selling an inherited home is about more than a sale price. It's about keeping things simple, respecting the family, and closing the chapter well.
A first call
A quick, no-pressure call to go over the property, the timeline, and where the estate stands.
Full coordination
I handle clean-outs, repairs, staging, and showings. Whether you're down the street or hundreds of miles away.
A trusted network
Estate sale companies, contractors, and legal partners I've vetted. No hiring strangers off the internet.
Four steps before anything hits the market
Know where the estate stands
Look at the title, any mortgage, property taxes, and what probate will require. Your attorney is a big help here.
Look hard at the house
I'll run a full market analysis. Then we compare listing it the traditional way against selling it as-is.
Set the timing
We map out a schedule that works with court timelines, the clean-out, and what the family needs.
Pick your sale path
Cash buyer or full-market listing. I'll help you weigh the higher return against the simpler path.
Four ways to sell. One of them fits the estate.
There's no single right answer. There's the one that fits the home's condition, the estate's needs, and how much time and energy you have.
Traditional listing
Best for: Estates that want the most value.
Why it works: Full marketing, every buyer sees it, and competing offers.
Cash or as-is sale
Best for: Out-of-state executors and dated homes.
Why it works: A fast close, no repairs, and fewer moving parts. You usually trade some price for that speed.
Light refresh, then list
Best for: Homes with strong equity and curb appeal waiting to happen.
Why it works: My contractors handle a few smart updates to lift the sale price.
Bridge or estate advance
Best for: Estates that need cash for probate costs or repairs before the sale.
Why it works: You get access to some of the home's equity early to cover expenses. Terms vary, so we'd review them with your attorney first.

Updates
Weekly updates and check-ins at every milestone. Family members and attorneys all stay on the same page.
Paperwork & follow-through
From the first call to closing, I'm your local point of contact. I work with heirs, title, and vendors to keep things moving.
The bottom line
Every step is out in the open. The estate settles cleanly, and you never have to manage the day-to-day alone.
Questions executors ask me most
What if I'm not in Arizona?
No problem. I handle everything here and keep you updated remotely. Most paperwork can be signed electronically, so many executors never need to fly in.
What if the home needs cleaning or repairs?
My vendor team handles clean-outs, donation pickups, and light updates. I'll tell you which repairs pay for themselves and which to skip.
Do I need to wait for probate to finish?
Not always. It depends on how the home is titled and where the estate is in the process. I'll work with your attorney so we list at the right stage.
What if the heirs can't agree on next steps?
It happens. I give everyone the same clear numbers and updates, so decisions come from facts instead of guesses. That settles a lot of it.
How long does it take to sell?
Cash sales can close in as little as 10 days. Traditional sales usually close in 30 to 45 days once you accept an offer. Prep time before listing depends on the home.
How are the proceeds distributed?
At closing, the money goes to the estate or trust, not to the heirs directly. From there it's paid out under the will, the trust, or the court's direction. Your attorney guides that part.
Can I sell the home as-is?
Yes. With an as-is cash sale, there's no cleaning, no repairs, and no showings to manage.
How do I know the estate is protected?
Every step is documented and shared with you, and I work alongside your attorney and the title company so the sale follows Arizona requirements.
I'm not a tax advisor or attorney. Probate, trust, and tax questions belong with yours, so talk to them before you decide.
What will the estate walk away with?
It's usually the first real question from heirs. The answer depends on the sale price, any mortgage or liens, prorated property taxes, and the costs of selling. I'll put it all on one page so you can compare as-is against a light refresh, and a fast cash sale against a full-market listing.
It takes about 15 minutes. You'll leave the call with a real number to share with the family. The title company confirms the exact figures at closing.
Get the Estate's NumbersHow one family sold their parents' home from 1,000 miles away
The challenge
When my clients inherited their parents' Chandler home, they felt honored and overwhelmed at the same time. They lived nearly a thousand miles away. They had to manage the sale, keep the family in the loop, and work through probate, all while holding down their own jobs.
The home had been well loved but needed attention. Years of belongings, a few repairs, and no clear idea what to do first. They wanted to make a smart, respectful choice for the estate. They just didn't have the time or the local help to do it alone.
The plan
We started with a simple call about their priorities, timeline, and where probate stood. Then I built a plan to handle every local detail:
- Coordinated an estate clean-out company to get the home ready
- Brought in trusted local contractors for light repairs and paint touch-ups
- Managed photography, the listing launch, and every buyer conversation
- Timed the sale to line up with probate milestones and paperwork
The outcome
Within two weeks of going live, the home had multiple offers and sold for full price. That was more than $40,000 above its as-is estimate. Every document was signed electronically, and every update went out promptly.
The estate closed on schedule and the proceeds were distributed without a hitch. My clients never made a single trip to Arizona.
Here is another remote sale: an inherited Solera home we sold in 11 days, with sellers I never met in person.
Executors trust me with this for a reason
Selling a home for someone you loved can feel like a lot. I've walked hundreds of executors and trustees through this, one step at a time. Maybe a past client sent you, or you saw my work around town, or you found me online. Either way, the goal is the same: make the estate sale as smooth and low-stress as possible.
"The house was gifted to our ministry from the estate of a donor. Ben helped us throughout the process. This included getting it fixed up for sale and locating the best vendors. He handled the price negotiations and closing with expertise."

James G. · Google review
"I came across Ben's name searching for realtors with experience in as-is sales in Chandler, AZ... though I wanted to sell my property as-is, I thought it better to still have someone guide me through the sale. Ben accomplished this."
