You Don't Have To Clean It Out, Fix It Up, Or Do This Alone.

Whether you've lived here for thirty years or you just inherited a house from someone who did, the traditional path isn't the only path. Here's how both actually go.

Start Here

Downsizing after decades in one house and inheriting a house you never expected to sell are different problems with one thing in common: everybody assumes you have to gut the place before anyone will buy it. You don't. You need a plan built around your actual timeline and your actual energy, not a generic checklist.

If You're Downsizing

A Chandler couple who'd raised their family in the same home for two decades were a few weeks from retirement and planning a cross-country RV trip when they finally decided to sell. A home lived in for twenty years doesn't show like a listing photo, but that doesn't mean you need to renovate it.

I walked their house room by room and told them exactly what to fix and what to leave alone: clear the counters, thin the closets, pull the extra furniture, leave the rest. They went to work on just those things. Within days of listing, we had an offer a few thousand dollars under asking, and closed in one week, in a neighborhood with an HOA, where closings almost always run longer.

If You Inherited a Home

One woman inherited her late father's Chandler home full of decades of belongings and years of deferred maintenance, while living 25 minutes away and working a demanding job. Instead of a full cleanout and repair list, we brought three local investors to compete for the property. She sold as-is in about 10 days and only walked out with a stack of family photos.

An investor sale isn't always the right call. If the house is in decent shape, or you have the time and energy to prep it, the traditional route usually nets more. Send me the address and I'll run both numbers with you, then tell you straight which one I'd choose if it were my own dad's house.

In Their Words

Families Who Have Been Where You Are

“I reached out and discussed the potential sale of my mother’s house down the road. Ben provided wonderful insight, was extremely patient, and even suggested my mother wait until she was moved out before putting it on the market. That suggestion was GOLDEN!!!”

“Ben was great to work with in selling my mother in laws condo. Only a couple months previously, she had worked with a well advertised company making claims of selling within a certain period, and for more money than expecting. Well, none of that happened, no offers for 2 months, and the one offer that came through was well below what we ended up selling for with Ben.”
Paul Bowerman · Sold a parent’s condo · Google review
“We decided to downsize in 2014, and he was our agent when selling our home in Gilbert Az. That previous selling process went very smoothly, as did this current condo purchase.”
John Hratko · Downsized · Google review
