What it's like to live here.

Arden Park is gated, tree-lined, and built around a small lake with a park and walking paths. Fulton Homes and US Home built it in one window, 2002 to 2004, so the streets have a consistent look and the landscaping has grown in. There is a playground, and the paths loop the water.

The houses are the story. Most are 4,400 to 5,350 square feet with five to seven bedrooms, and more than half have a full basement. That is how a house this size fits on a quarter-acre lot. Many are single-story on top with the basement below, which is rare in Chandler and worth a lot to the right buyer. The rest are two-story. Pools are in almost every backyard, and a three-car garage is standard.

A portion of the homes back to the lake or the park. The rest are interior lots, which still get the walking paths and the view on the way home.

Who it fits

Arden Park is for the buyer who needs the bedrooms and wants Hamilton schools, a gate, and a basement, without paying for Ocotillo waterfront. Multigenerational households, people who work from home and need real separation, and anyone who wants a cool finished basement in July. It is not for the buyer who wants a big lot or a custom home. Lots are modest and the homes came from two builders.

Buying here: what to know

  • Look at the basement like a second house. A finished basement here can be 1,500 square feet or more. Check the finish, the egress, the HVAC zoning, and any signs of moisture. A good one is a bargain. A neglected one is a project.

  • Lake lot or interior lot. Homes backing the water or the park carry a premium. If the view is not your priority, an interior lot gets you the same house and the same gate for less.

  • Two HOA bills on some lots. Some homes pay a sub-association on top of the Arden Park master. Ask for both before you budget.

  • Move when one lists. Arden Park sells more often than the custom-home pockets around it, but good ones still go quickly. Have financing done and your must-haves written before you tour.

Selling here: what to know

Selling in Arden Park is about showing the basement and the floor plan, because that is what the buyer is here for. Photos and video need to make the lower level feel like living space, not storage. If you back to the lake, that view leads.

There are enough recent sales inside the gate to price with confidence. Finish level, basement condition, and lot position do most of the work. I will show you the recent comps and where your home lands before we list.

Common questions

Is Arden Park gated?

Yes. The whole community is behind a gate off Alma School Road.

Do Arden Park homes have basements?

More than half do. Finished basements are the signature feature here and the reason the homes run so large on quarter-acre lots.

Is Arden Park on a lake?

There is a lake and park inside the community. Some homes back to it. Most are interior lots with access to the paths.

When were the homes built and by whom?

2002 to 2004, mostly by Fulton Homes, with some by US Home Corp.

How big are the lots?

About a quarter acre, with a range of roughly 0.23 to 0.35 acres.

What schools serve Arden Park?

T. Dale Hancock Elementary, Bogle Junior High, and Hamilton High in Chandler Unified. Confirm for the specific address.

“Arden Park is the one I point to when a buyer says five bedrooms, gated, and Hamilton, and then flinches at Ocotillo waterfront pricing. The basements are the secret. You get the square footage without the second story.”
