What it's like to live here.
Fulton Island is the part of Fulton Ranch people picture when they say the name. It's a gated island of custom estates with water on most sides, and some lots have water on three. Homes here are big, most well over 6,000 square feet and some past 12,000, on lots close to an acre. Expect a guest casita, a pool, two-story floor plans, and in some cases a basement.
Low turnover is the story here. People buy in and stay, which is usually the best thing you can learn about a street. It also means you hear about the good ones early or not at all. Very little comes up for sale, so there is not a deep pool of recent activity to read from. What I can tell you about it comes from being in the homes, not from a spreadsheet.
The Island sits inside the larger Fulton Ranch master plan, so you get the walking paths, the playgrounds and the lakes of the bigger community, plus your own gate. If you want the water without the Island's price or its wait, start with the Fulton Ranch guide.
Who it fits
Fulton Island fits a buyer who wants a true estate in South Chandler, with room for extended family in a guest house and privacy on the water. It suits executives working the Price Road corridor, buyers moving down from coastal markets, and anyone who values the setting enough to wait for it. It's not for someone who needs to be in a house in ninety days, or who wants a single-story home on a small lot.
Buying here: what to know
Tell me now, not when it lists. If this is the neighborhood you want, tell me now rather than when something lists. In a pocket this size, the difference between getting one and missing it is usually knowing before the sign goes up.
Supply is the whole trade. You may wait a while. If you need to be in a house in ninety days, I will point you somewhere else and keep watching this one for you.
The comps come from outside the Island. Because so few homes trade here, pricing a purchase takes real work. The comps have to come from surrounding neighborhoods and get adjusted honestly. That is a conversation, not a calculator.
Know the water and the HOA rules. Ask what is allowed on the lake and along your shoreline before you plan a dock or a boat. There are HOA dues for the gate and the master plan, so get the current amounts and any transfer fees before you write.

Good to know.
Selling here: what to know
Pricing a sale here takes the same real work as pricing a purchase. There may be no recent sale on the Island that matches your home, so the number comes from tracking the actual sale histories across the entire Fulton Ranch master plan and adjusting for the island, the water frontage, the guest house and the finish level. I keep those histories, which changes how any listing gets valued.
The buyer for a home like this is rare and usually already known to the agents who work Fulton Ranch. Quiet outreach to that group, paired with video that shows the water, does more here than a wide open-market push.

Who this fits.
“Fulton Island is what buyers picture in their head when they say “Fulton Ranch.” It’s the most photographed, most postcard-perfect pocket of the master plan, and at 59 homes it’s a real ultra-luxury market. If this is the target, the strategy is patience: listings are rare, and the right one rewards the wait.”
