What it's like to live here.
Oakwood Hills stands on its own. It is not part of Ocotillo, there is no golf course, and it has none of the master-plan name recognition. What it does have is a lake, acre-and-a-half lots behind a gate, and the largest homes in South Chandler. This is the top of the market here and it knows it.
The water is the point. Homes sit on it, back to it, or look across it, and the lots that do are the ones people wait for. Every home is custom, built between 1986 and 2009, and they run from about 5,700 square feet to well over 20,000. About half have a basement, which is how the square footage goes further than the lot would suggest. Pools are standard here, not an upgrade. Guest houses show up often enough to be worth asking about. Eight-car garages are not unheard of.
Almost everything is two story. If stairs are a problem now or will be in ten years, this is the wrong neighborhood and I would rather tell you that up front. Gated means a code, not a guard house. Worth setting expectations on.
Who it fits
Oakwood Hills fits someone buying a custom estate who wants privacy and scale more than a brand name. It suits move-down buyers from Scottsdale who want the same size home on more land, custom-estate buyers who want water out the back, and people who put privacy first. Buyers who land here know exactly what they are paying for. It is not for someone who needs a single-level home, or who wants the clubs and golf of a master plan.
Buying here: what to know
Not every waterfront lot is equal. Ask which direction it faces and what you are looking at across the water. Two homes on the same lake can be very different to live in.
Get positioned before the right home surfaces. Inventory here turns slowly. The conversation is not about what is listed today. It is about having financing, timing and a clear wish list ready so you can move when the right estate comes up.
Inspect like it is several houses. Basements, guest houses, multiple air conditioning units and big garages all need their own look. Budget time and money for a full inspection, not a quick one.
Ask for the HOA details up front. Every home is in the HOA, and the dues are among the highest in South Chandler because of the gate, the lake and the common grounds. Get the current amount and what it covers before you write an offer.

Good to know.
Selling here: what to know
No two homes in Oakwood Hills are alike, so pricing is a conversation, not a calculator. Lots range from just over an acre to well past an acre and a half, and the lot is usually the bigger variable than the house. I price your home against the handful of true peers, not the neighborhood average.
The buyer for an estate like yours is often already looking and willing to wait, so the marketing has to find them. That means serious photography and video, a direct push to the agents who work this tier, and a quiet pass through my own buyer list before the sign goes up.
