What it's like to live here.

The water is the point. Homes sit on it, back to it, or look across it, and the lots that do carry a premium for good reason. Water out the back and a gate at the front. That pairing is rare enough that buyers wait for it rather than settle. The gate is a code, not a guard house. Worth setting expectations on.

The homes went up in one tight window, 1998 to 2001, with Toll Brothers, Geoffrey Edmunds and Pulte among the builders. Almost everything is single level, which is the thing that sets this neighborhood apart from the rest of Ocotillo. Most homes have a pool. None have a basement. Homes run from about 2,100 to 4,500 square feet, so two listings on the same street can be completely different houses.

Lots run about a quarter acre, with a few closer to half an acre on the premium lake lots. Lots are on the smaller side for this tier. You are buying the setting and the house here, not the land.

Who it fits

Ocotillo Lakes is where I send buyers who want the water without the stairs. It fits lakefront-priority buyers, first-time Ocotillo shoppers, Valley buyers moving up, seasonal and full-time buyers alike, and anyone who wants privacy behind a gate. Because more homes sell here than in the smaller Ocotillo pockets, you can build a real shopping list and compare, instead of chasing a single listing. It is not for someone who needs a big yard, a basement or a two-story plan.

Buying here: what to know

  • Not every waterfront lot is equal. Ask which direction it faces and what you are looking at across the water. Two homes on the same lake can be very different to live in.

  • Know which section you are in. Ocotillo Lakes has gated sections like The Retreat and The Enclave, and parts that are not gated. Confirm the gate, the sub-association and the dues for the specific street before you write.

  • Ask about lake use and docks. Some listings mention the option to add a private dock. Rules on docks, boats and lake use come from the association, not the seller, so confirm them in writing.

  • Compare the house, not just the view. Homes here are now in their mid-twenties. Many have been remodeled, some have not. Look at the roof, HVAC, pool equipment and windows, and price the difference between updated and original.

Good to know.

Selling here: what to know

Ocotillo Lakes is one of the deeper luxury pockets in South Chandler, meaning there are usually recent sales to compare against. That cuts both ways. Buyers can see what updated lakefront homes sell for versus original ones, so condition and the specific lot do most of the work in pricing.

I price off the last few sales on your section of the lake, adjusted for the direction the lot faces, the gate, the pool and what has been updated, then market the single-level lakefront combination to the buyers who have told me that is what they are waiting for.

Who this fits.

“Ocotillo Lakes is where I send buyers who want the water without the stairs. Nearly every home here is single level and every one of them is on the lake. That combination is harder to find than people expect.”
