What it's like to live here.

Water out the back and a gate at the front. That pairing is rare enough that buyers wait for it rather than settle. The water is the point. Homes sit on it, back to it, or look across it, and the lots that do carry a premium for good reason. In Santorini Shores that is every home. Many have a dock, and the golf course is close by.

The homes went up in one tight window, 1998 to 2002, and most are custom builds with a Mediterranean look: rotunda entries, courtyards, travertine and wood floors, beamed ceilings. About 7 in 10 are single-story. A few have basements, and guest houses show up often enough to be worth asking about. Pools are standard here, not an upgrade. Every home in the sales I have tracked has one, often a heated infinity pool facing the lake.

Lots run about a quarter acre, give or take. Lots are on the smaller side for this price tier. You are buying the setting and the house here, not the land. Gated means a code, not a guard house. Worth setting expectations on.

Who it fits

Santorini Shores fits a buyer who will only live on the water and wants a gate around it. It suits someone moving down from a coastal market who wants that feel in the desert, a buyer who likes the Mediterranean look, and anyone who values privacy and atmosphere over acreage. It is not for someone who wants a big flat lot or a lot of choices. The pocket is small, and the right home comes up when it comes up.

Buying here: what to know

  • Not every waterfront lot is equal. Ask which direction it faces and what you are looking at across the water. Two homes on the same lake can be very different to live in.

  • Get in conversation early. The right home doesn't come up often, and when it does, the buyers who win are the ones already in conversation. Let's get you in conversation: what's the timeline, what's the must-have, what's the deal-breaker.

  • Every home is different. These are custom builds, and homes run from about 2,900 to 5,300 square feet. Two listings on the same street can be completely different houses. Compare the casita, the basement and the dock, not just the size.

  • Ask what the lake allows. Many homes have a dock. Confirm with the HOA what is allowed on the water and who maintains the shoreline before you count on it.

Good to know.

Selling here: what to know

This is a thin market, which cuts both ways. There are few sales to compare against, so pricing has to lean on your water position, the view, the custom features and recent sales in the nearby Ocotillo lake pockets, adjusted honestly. The buyer for Santorini Shores is usually waiting for exactly this: gated, on the water, custom. My job is to reach the handful of people already looking for it, and to lead the marketing with the view from the backyard.
