What it's like to live here.

The water is the point. Homes sit on it, back to it, or look across it, and the lots that do carry a premium for good reason. The lake was designed in from the start, not added to sell lots. There is a community park by the water, and the paths around the lake get used. Waterfront living twenty minutes from Sky Harbor.

The homes went up in one tight window, 2013 to 2014, built by Pulte. That makes this the newest waterfront pocket in Ocotillo, with later floor plans, taller doors, big great rooms and systems that are not due yet. Almost everything is two story. Worth knowing before you tour. About two in three homes have a pool, and none have a basement. Homes run from about 2,700 to 4,600 square feet, so two listings on the same street can be completely different houses.

On the water is not the same as behind a gate. This neighborhood is not gated. Lots run about a quarter acre, on the smaller side for this tier. You are buying the setting and the house here, not the land.

Who it fits

The Waters fits someone who loves everything about Ocotillo but does not want a house from the 1990s. It suits lake-lifestyle buyers, out-of-state buyers who want move-in-ready, people who need a larger floor plan with five bedrooms or more, and anyone on a timeline who cannot take on a remodel. It is not for someone who needs a single-level home, a gate or a big yard.

Buying here: what to know

  • Not every waterfront lot is equal. Ask which direction it faces and what you are looking at across the water. Two homes on the same lake can be very different to live in.

  • Lake frontage versus interior street. A clear read on which homes actually front the lake and which sit a street back is the difference between winning the right home and waiting another year. Know which you are paying for.

  • Get early visibility. This is a small neighborhood and inventory turns slowly. If newer-construction Ocotillo is what you want, you need to hear about listings before they hit the open market.

  • Ask about the HOA and lake rules. Get the current dues, transfer fees and the rules on docks, boats and lake use in writing. They come from the association, not the seller.

Selling here: what to know

Homes here are similar in age and builder, so buyers compare them closely. What separates one sale from the next is the lot: true lakefront, lake view or interior, and which way it faces. After that it comes down to the pool, the garage and how the home has been finished since 2014.

The buyer for The Waters is specific. They want Ocotillo and the water, and they do not want a 1990s house. I price off the handful of recent sales here, adjusted for the lot, and go straight to the people who have told me they are waiting for one of these to come up.

Who this fits.

“Waters at Ocotillo is the answer to a very specific question: “I love everything about Ocotillo but I don’t want a house from the 1990s.” If that’s the buyer, this is the address. Tight inventory means patience is required, but the homes themselves are some of the most move-in-ready luxury in South Chandler.”
