What it's like to live here.
Grand Reserve is a gate, a short street list and neighbors you actually recognize. Small is the feature here. Inside the gate you get a walking path, a playground and tennis courts. Gated means a code, not a guard house. Worth setting expectations on.
The homes went up in one tight window, 1998 to 1999, so the whole neighborhood has one established look. Most are two-story, with tall ceilings, formal rooms up front and a big great room in back. About 1 in 4 are single-story, and about 1 in 5 have a basement, which is rare in this part of the Valley. Three-car garages and multiple fireplaces are common. Pools are standard here, not an upgrade. Every home in the sales I have tracked has one.
Lots run from a little under a third of an acre to about half an acre. Around here the lot is usually the bigger variable than the house, so two listings on the same street can be completely different properties. Lots are on the smaller side for this price tier. You are buying the setting and the house here, not the land.
Who it fits
Grand Reserve fits a buyer who wants gated luxury without paying South Tempe custom-home prices for it. It suits someone who wants a big two-story home with a resort-style backyard, a basement hunter, or anyone who commutes on the freeways and wants to be minutes from the Price Corridor. It is not for someone who needs a single-story home on a half-acre, since those are the exception here, not the rule.
Buying here: what to know
Ask what the gate covers. Ask what the gate actually covers and who maintains it. Gated communities vary more than the label suggests.
Compare lots, not just homes. A half-acre lot and a third-acre lot can sit on the same street. Walk the yard and look at the setback before you decide what a home is worth.
Single-story is the exception. Only about 1 in 4 homes here is single level. If that is a must, tell me early so we can watch for the right one.
Check the basement if there is one. A few homes have them. Look at moisture, egress and finish quality, and confirm whether the basement is counted in the listed square footage.

Good to know.
Selling here: what to know
Grand Reserve trades efficiently when you understand it. Every home shares a builder and a two-year build window, so pricing comes down to lot size, square footage, the pool and yard, and how much has been updated since the late 1990s. I build the comp story from the last few sales inside the gate, then adjust for your lot and finish level. Whether you're buying or thinking about listing, it's a story I can build cleanly in a phone call.
