What are the best 55+ communities in Chandler? Four come up most in conversations with people moving here: Sun Lakes, SunBird, Solera, and Springfield Golf Resort. Each one has its own personality, and the right fit depends on what you actually want out of this next chapter.
I'm Ben Graham, a REALTOR® in Chandler since 2011, and I'm also a transplant here myself, so I remember what it's like to learn a new city from scratch. Here's an honest look at each community. Prices and HOA dues change, so treat the ranges below as ballpark figures and ask me for current numbers before you set a budget.
Sun Lakes: the big, established one
Sun Lakes sits just south of Chandler with quick access to the Loop 202 and I-10. It's home to five country club communities: Sun Lakes 1, Cottonwood, Palo Verde, Ironwood, and Oakwood. Golfers get 99 holes across all of them, and everyone else gets tennis, pickleball, bocce, heated pools, and fitness classes. Over 50 resident-led clubs keep the calendar full, and Friday nights bring live music. Home prices generally run $400K to $900K+ depending on the community and proximity to the course. Banner Ocotillo and Chandler Regional Medical Center are both nearby.
SunBird: classic and close-knit
SunBird is a gated 55+ community built around an 18-hole executive golf course, with palm-lined streets and lake views. The Horizon Room is the social hub, and more than 40 clubs keep things busy year-round, from hiking to dances. It tends to run the most budget-friendly of the four, roughly $300K to $500K, and everything, groceries, restaurants, medical offices, is within five minutes.
Solera: a Del Webb community on a manageable scale
Solera is set along Lone Tree Golf Club, an 18-hole public course with a popular bar and grill. It's only about 1,150 homes, so it feels like a neighborhood rather than a small city. The private clubhouse has a fitness center, hobby studios, and indoor and outdoor pools, plus views of the San Tan Mountains. Prices generally run $425K to $700K.
Springfield: low-key, with big-community amenities
Built by Pulte and tucked into south Chandler near Riggs and McQueen, Springfield pairs small-town charm with an 18-hole executive course, a recently updated clubhouse, and a full calendar of events. At around 750 homes, neighbors turn into friends fast. Prices generally run $375K to $600K.
Healthcare and getting around
Chandler Regional Medical Center and Banner Ocotillo Medical Center are both close by no matter which community you choose, along with primary care offices, specialists, and urgent care. Sky Harbor is about 30 minutes from Sun Lakes and SunBird via the Loop 202 and I-10, and Phoenix-Mesa Gateway is close too.
Buying before you've moved here
That's common, and it's not a problem. I do home tours by video, and closing can happen remotely. Plan on about 30 days from an accepted offer to closing.
If you're trying to figure out which of these four actually fits how you want to live, I put together a full guide with current pricing, amenities, and the healthcare and lifestyle details for each community. To talk it through, book a call or text me at 480-448-2020.
