Can You Fire Your Realtor? What Agent Guarantees Really Mean

You hire your agent at the very start. Before the pricing talk. Before the first lowball offer. Before you know how they handle pressure.

Then you sign a listing agreement for six months.

Most people I sit with are worried about the same thing: overpaying, or leaving money on the table. Picking the wrong agent is how both happen. So here's how to protect yourself, and what to look for in any agent "guarantee."

Can you cancel a listing agreement in Arizona?

A standard Arizona listing agreement runs for a set term. Canceling early is up to your agent and their brokerage. Some say yes. Some say yes for a fee. Some say no.

Ask before you sign, not after. If an agent won't let you out, ask yourself why.

I let sellers cancel anytime before they accept an offer. No fee. No bill for the photos. The one fair exception: if you later sell to a buyer who came through during my listing, the commission in our agreement still applies. That's my Easy Exit promise.

What a real guarantee looks like

A guarantee is only as good as its fine print. Before you count on one, ask three things:

  1. Is it in the contract? A promise on a website or a video isn't one you can enforce. It should be in your listing agreement or an addendum.

  2. What triggers it? "For any reason" and "if I fall short" are very different promises. Know which one you're getting.

  3. Is there a price cap? Many "we'll buy your home" programs stop at a set price. In this area, that cap is often well below what homes in South Tempe and South Chandler sell for.

The guarantees I put in writing

Easy Exit. Cancel your listing anytime before you accept an offer. Buyers can end our buyer agreement anytime with written notice.

Commission Back. If you feel I fell short in how I represented you, tell me in writing at least three days before closing. I'll refund my side of the commission. Lenders, title, inspection findings and the market aren't covered. How I do my job is.

Buy Back, for buyers. If you buy with me and don't love the home, tell me within 12 months. I'll sell it with no listing commission.

Full terms are on my guarantees page.

Why I don't offer a "guaranteed sale" at every price

You'll see agents promise to buy your home if it doesn't sell, or to pay the difference if it sells under asking. Read the terms. Most cap the price, and the "difference" is usually limited to the agent's commission.

At $1M and up, a promise like that sounds bigger than it is. I'd rather give you an honest price on day one than a headline that falls apart in the fine print. If speed and certainty matter more than top dollar, I can also connect you with a vetted investor buyer. You'll get both numbers side by side and choose.

The bottom line

You stop guessing and start deciding. Pick an agent who will put their promises in the contract. Then hold them to it.

Ben Graham

You’ve made it. Now you want a home that finally feels like it.

Since 2011, I’ve helped move-up and move-in buyers do exactly that across South Tempe and South Chandler. More land, more quiet, more character, without leaving the city behind. If you’re buying or selling above $1M in South Tempe or South Chandler, you want an advisor who knows the ground, not a salesperson who knows a script.

That’s the whole job, and it’s the part I love most.

Ben is a husband, father, and full-time real estate advisor based in Chandler. Since 2011, across more than 500 transactions, he’s guided buyers and sellers through the Southeast Valley’s best neighborhoods.

His approach is simple: teach the market like a teacher, protect your equity like it’s his own, and tell you the truth even when the truth is “wait.” Clear communication, a proven plan, and your interests first.

Most of Ben’s clients fall into two camps.

The move-up buyer who’s outgrown a great starter home in Chandler or Tempe and is ready for something that feels like an arrival. More space, more privacy, more character, same easy access to four freeways, great schools, and Sky Harbor.

The move-in buyer relocating from out of town who needs someone who actually knows which street holds its value and which one only looks like it does.

He also represents sellers across South Tempe and South Chandler who want their home priced right in week one and marketed like the asset it is.

Faith and family are the center of how Ben lives and works. He’s a follower of Christ, a husband, and a father, raising his kids in Chandler with his wife Sarah. The family is active at CCV, the kids attend Valley Christian, and they support foster care and adoption. One of their sons joined the family that way.

Clients often tell Ben his faith is part of why they trusted him with one of the biggest decisions of their lives. He doesn’t take that lightly.
