Moving to Chandler, AZ: What Should You Know Before You Buy?

Before you buy in Chandler, AZ, sort out three things: how you'll get around, which school district the exact address is in, and how you'll handle summer. Chandler is well connected by freeways and close to Sky Harbor, with major employers like Intel. But north and South Chandler feel different, so the street you pick matters more than the city.

Where is Chandler, and how do you get around?

Chandler sits in the southeast part of the Phoenix area, south of Tempe and Mesa. Freeways do most of the work here. Visit Chandler lists the Loop 101 Price Freeway, the Loop 202 San Tan Freeway, I-10 and US 60 as the main routes, and says Sky Harbor is about 20 minutes away.

That 20 minutes is a good-day number. Your real drive depends on where you live and when you leave. Before you buy, drive your commute at the time you'd actually make it. A map at noon on a Sunday tells you nothing about 7:30 on a Tuesday.

Who are the big employers in Chandler?

A lot of people move here for work. According to the City of Chandler, Intel has about 10,000 employees across two Chandler campuses, including its Ocotillo campus in South Chandler. The Price Corridor along the Loop 101 is home to companies like Northrop Grumman, and the city lists Microchip Technology and NXP among its larger employers too.

If you'll work at one of these, living close can save you real time every day. If you'll commute to Phoenix or Scottsdale instead, look at which side of Chandler gets you to the freeway fastest.

How hot does Chandler really get?

Honest answer? Very. Summers run long, and days over 110 degrees aren't rare. Most people shift their lives around it. You walk the dog at 6 a.m., you run errands early, and you spend evenings by the pool. By October, you'll forget you complained.

When you shop for a home, pay attention to things that matter more here than back home: shade on the backyard, the age of the AC units, and which way the house faces. If you can, see your top neighborhood in summer before you commit.

What does daily life in Chandler feel like?

Chandler runs on cars. Most errands, schools and restaurants are a short drive, not a walk, and most neighborhoods are built around that. Downtown Chandler gives you a walkable core with restaurants, and the newer parts of the city lean on shopping centers near the freeways.

The trade most people make here is space and quiet for a bit more driving. If you want to walk to dinner every night, that narrows your search a lot. If you want a backyard, a pool and a quiet street, you have more choices. Know which one you are before you start touring.

Which school district would you be in?

This one surprises people. The City of Chandler lists five public districts that serve parts of the city: Chandler Unified, Kyrene, Mesa Unified, Gilbert Public Schools and Tempe Union High School District. Most of Chandler is in Chandler Unified. Parts of west Chandler are in Kyrene for younger grades, with Tempe Union for high school.

So don't check the city. Check the exact address with the district. Boundaries can change, and two homes a mile apart can land in different schools.

Is South Chandler different from the rest of Chandler?

Yes. North Chandler is older and closer to the heart of the Valley. South Chandler is mostly newer, with master-planned areas like Ocotillo and Fulton Ranch, and many homes sit on bigger lots. I wrote a full breakdown of the difference between west Chandler and South Chandler.

Even inside one neighborhood, details change by address. Lake access, HOA rules and school assignments in places like Ocotillo and Fulton Ranch vary by street and sub-association. Don't assume what's true for one home is true for the one next door.

How do you buy well when you're moving from out of town?

Most of my clients want land, quiet and character, and the people moving in from out of state want the same thing. They just can't drive the streets every weekend. My relocation page covers the basics, and my post on buying from out of state walks through how to do it from a distance. If you're coming from a big city, this post on moving from Seattle, LA or Chicago covers the adjustment.

If you own a home where you live now, timing is the next question. Read whether to sell first or buy first before you list. And here's how I help buyers pick the street, not just the house.

Frequently asked questions

How far is Chandler from the Phoenix airport?

Visit Chandler puts Sky Harbor about 20 minutes away. Traffic and where you live in Chandler decide the rest.

What school district is Chandler in?

Mostly Chandler Unified, but some addresses are in Kyrene, Mesa, Gilbert or Tempe Union. Always check the exact address.

Is Chandler too hot to live in?

Summers are hot and long. Most people adjust by living early and late in the day, and the other months make up for it.

Should I rent first before buying in Chandler?

Sometimes. If you don't know which side of town fits your life, renting for a few months can save you from buying the wrong street.

Most people I sit with are worried about the same thing: overpaying, or leaving money on the table. My job is local facts and an honest opinion, even when the answer is "don't move yet." You stop guessing and start deciding.

The right home on the right street. Moved once. Equity intact.

Ben Graham

You’ve made it. Now you want a home that finally feels like it.

Since 2011, I’ve helped move-up and move-in buyers do exactly that across South Tempe and South Chandler. More land, more quiet, more character, without leaving the city behind. If you’re buying or selling in Ocotillo, Fulton Ranch, or anywhere in South Tempe or South Chandler, you want an advisor who knows the ground, not a salesperson who knows a script.

That’s the whole job, and it’s the part I love most.

Ben is a husband, father, and full-time real estate advisor based in Chandler. Since 2011, across more than 500 transactions, he’s guided buyers and sellers through the Southeast Valley’s best neighborhoods.

His approach is simple: teach the market like a teacher, protect your equity like it’s his own, and tell you the truth even when the truth is “wait.” Clear communication, a proven plan, and your interests first.

Most of Ben’s clients fall into two camps.

The move-up buyer who’s outgrown a great starter home in Chandler or Tempe and is ready for something that feels like an arrival. More space, more privacy, more character, same easy access to four freeways, great schools, and Sky Harbor.

The move-in buyer relocating from out of town who needs someone who actually knows which street holds its value and which one only looks like it does.

He also represents sellers across South Tempe and South Chandler who want their home priced right in week one and marketed like the asset it is.

Faith and family are the center of how Ben lives and works. He’s a follower of Christ, a husband, and a father, raising his kids in Chandler with his wife Sarah. The family is active at CCV, the kids attend Valley Christian, and they support foster care and adoption. One of their sons joined the family that way.

Clients often tell Ben his faith is part of why they trusted him with one of the biggest decisions of their lives. He doesn’t take that lightly.
