South Tempe or Ahwatukee: What Does the Same Money Buy You in Tempe?

The same budget buys different things in South Tempe and Ahwatukee. In South Tempe, your money usually turns into land, character and a central location, and in some neighborhoods it buys a lot close to an acre. So the real question isn't which place is better. It's what you want your money to turn into: space, location or a newer house.

Where are South Tempe and Ahwatukee, exactly?

They're neighbors, but they belong to different cities. That surprises a lot of people.

Ahwatukee (often called Ahwatukee Foothills) is a village of the City of Phoenix. It sits at Phoenix's southern edge, with South Mountain on the north, I-10 on the east, and the Gila River Indian Community and the Loop 202 South Mountain Freeway to the west and south. Development there started in the early 1970s, and the area was annexed into Phoenix in stages during the 1980s. Mailing addresses say Phoenix.

South Tempe is the southern part of the City of Tempe, east of I-10. It's older and more central. You're close to four freeways (I-10, US 60, Loop 101 and Loop 202), with dining, shopping and Sky Harbor a short drive away. If you want the full picture, I wrote up the pros and cons of living in South Tempe.

What does your money buy in South Tempe?

Here's the part the listing photos hide. South Tempe isn't one kind of neighborhood. It's a patchwork.

  • In some neighborhoods, your budget buys a lot close to an acre, often with horse privileges and room to spread out. My horse property and acreage page lists where those are.

  • In others, the same money buys an older home on a regular lot, with a great location and maybe a remodel in its future.

  • Some streets have an HOA. Some have none at all, which is part of the appeal for a lot of people. See no-HOA custom estates.

Think of it like buying a car by price alone. Two cars at the same price can be a newer sedan or an older truck with a big bed. Neither is wrong. They just do different jobs.

What does the same money buy in Ahwatukee?

Ahwatukee has a different feel. It's tucked against South Mountain, with the mountain preserve right there for hiking, and a lot of it is laid out in planned communities with HOAs. Your city services come from Phoenix, not Tempe.

Schools may not be the tiebreaker you expect. Kyrene School District serves Ahwatukee for K-8, and Tempe Union High School District runs its high schools. Many South Tempe addresses are in those same two districts. Always confirm the assignment for the exact address, because boundaries can change.

Why are people moving up from Ahwatukee to South Tempe?

A lot of the buyers I work with are moving up from a home around $600,000 in Ahwatukee, Gilbert or north Chandler. And they're not leaving to get more square feet. They want land, quiet and character without leaving the city behind.

That's the trade South Tempe offers: you feel like you've made it, without the Scottsdale vibe. It's also why South Tempe tends to cost more for what looks like a similar house online. I explained that in why South Tempe homes cost more than Gilbert or north Chandler. If you're weighing a move up, my move-up subdivisions page is a good place to start.

Why do listing photos make this so hard to compare?

Photos show kitchens and pools. They don't show lot size, how close the next house is, how loud the road out front gets, or how long your drive to work takes. Two homes at the same price can look nearly identical online and feel nothing alike once you're standing in the yard.

So before you tour anything, check a few things the photos skip:

  • The lot size from the county record, not just the listing

  • The age of the roof, AC units and pool equipment

  • HOA or no HOA, and what the dues cover

  • Your real commute, driven at the time you'd actually leave

How should you compare two homes at your number?

Pick your top priority first: space, location or a newer house. Just one. Then pull two real homes at the same price, one in South Tempe and one in Ahwatukee, and lay them side by side. Lot, age, HOA, commute and monthly cost. Seeing them next to each other usually makes the choice obvious.

And if you already own in Ahwatukee, the next question is timing. My post on whether to sell first or buy first when moving up covers that. Sometimes the honest answer is to stay where you are. I'll tell you if I think that's you.

Frequently asked questions

Is Ahwatukee part of Tempe?

No. Ahwatukee is part of the City of Phoenix, even though it sits next to Tempe and Chandler.

Are the schools different in South Tempe and Ahwatukee?

Often not as much as you'd think. Both are largely served by Kyrene for K-8 and Tempe Union for high school. Confirm the exact address with the district.

Can I still find big lots in South Tempe?

Yes. Some neighborhoods were laid out for horses, with lots close to an acre. They don't come up for sale often.

Does South Tempe have HOAs?

Some neighborhoods do and some don't. Ask before you fall for a house.

Most people I sit with are worried about the same thing: overpaying, or leaving money on the table. My job is local facts and an honest opinion, even when the answer is "don't move yet." You stop guessing and start deciding.

The right home on the right street. Moved once. Equity intact.

Ben Graham

You’ve made it. Now you want a home that finally feels like it.

Since 2011, I’ve helped move-up and move-in buyers do exactly that across South Tempe and South Chandler. More land, more quiet, more character, without leaving the city behind. If you’re buying or selling in Ocotillo, Fulton Ranch, or anywhere in South Tempe or South Chandler, you want an advisor who knows the ground, not a salesperson who knows a script.

That’s the whole job, and it’s the part I love most.

Ben is a husband, father, and full-time real estate advisor based in Chandler. Since 2011, across more than 500 transactions, he’s guided buyers and sellers through the Southeast Valley’s best neighborhoods.

His approach is simple: teach the market like a teacher, protect your equity like it’s his own, and tell you the truth even when the truth is “wait.” Clear communication, a proven plan, and your interests first.

Most of Ben’s clients fall into two camps.

The move-up buyer who’s outgrown a great starter home in Chandler or Tempe and is ready for something that feels like an arrival. More space, more privacy, more character, same easy access to four freeways, great schools, and Sky Harbor.

The move-in buyer relocating from out of town who needs someone who actually knows which street holds its value and which one only looks like it does.

He also represents sellers across South Tempe and South Chandler who want their home priced right in week one and marketed like the asset it is.

Faith and family are the center of how Ben lives and works. He’s a follower of Christ, a husband, and a father, raising his kids in Chandler with his wife Sarah. The family is active at CCV, the kids attend Valley Christian, and they support foster care and adoption. One of their sons joined the family that way.

Clients often tell Ben his faith is part of why they trusted him with one of the biggest decisions of their lives. He doesn’t take that lightly.
