Selling, Step 5 of 5 · South Tempe · South Chandler
Step 5: Escrow to closing.
Under contract isn't sold. Here's how we get you all the way to the finish line.
Contingencies
The buyer still has ways out
In Arizona, a buyer under contract can still cancel in a few situations. Knowing each one, and how to answer it, is what carries a deal to closing.
| The buyer's out | How long it stays open | What I do about it |
|---|---|---|
| Inspection period | 10 days is standard, plus about 5 days each way for repair requests and replies. It can stretch close to 20 days. | Step 1's inspection means fewer surprises. When a repair list comes in, I help you decide what to fix, credit, or say no to. |
| Appraisal | Open the whole escrow. No fixed deadline. | I send the appraiser the comps and upgrades that support your price, and we ask up front whether the buyer can cover a gap. |
| Loan | Open until the buyer's loan actually funds. | The lender questions in Step 4 screen out shaky loans early. I stay in touch with the lender until it funds. |
Escrow
Our escrow partner
When I can, we open escrow with WFG Title. They work hard to keep things smooth and on schedule, and that matters when there are a dozen deadlines in play.
Costs
What selling costs
- Title and escrow fees: roughly 1% of the price.
- Buyer's agent pay: negotiable. Whether you offer it, and how much, is your decision. We'll talk through what makes sense for your home.
- My fee: covered in our first conversation, in writing, before you sign anything.
The finish line
Closing day
You sign a few days before, the buyer's loan funds, the deed records with the county, and the money lands in your account. Then you hand over the keys and get on with the next chapter.
