Home Not Selling in Chandler or Tempe?
Most homes that sit in Chandler and Tempe are priced above what buyers will pay right now. Fresh marketing helps, but a reset price is usually what gets a stuck home sold. Ben Graham, a REALTOR with eXp Realty, helps South Chandler and South Tempe homeowners sell after their home didn't.
If your home has been sitting, you're not alone, and you're not out of options. Here's what the numbers show, why homes stall, and what changes the outcome.
What's Happening in South Chandler and South Tempe Right Now
| What the data shows | The numbers |
|---|---|
| Homes that sold within 30 days got about full asking price. Homes that sat 90+ days got about 90%. | 99.3% vs. 90.3% of original asking price (164 vs. 94 homes) |
| At $1M+, the gap is bigger. On a $1.25M home, that's roughly $140,000. | 98.4% vs. 87.2% of original asking price, last 24 months (50 vs. 46 homes) |
| Right now, about half of active listings have been on the market more than 60 days. | 65 of 135 active listings past 60 days; 83 have already cut price |
One in five homes that sold last year took 90 days or more. Almost all of them (94%) cut their price along the way.

The takeaway: waiting is not free. The longer a home sits, the less it tends to sell for.
Why Homes Stall
- Price. Buyers compare your home to what just sold and what's sitting. If it looks high next to both, they wait you out.
- Presentation. Dark photos, a weak first photo, or a description that lists features instead of how the home lives.
- Exposure. A home that only lives on the MLS misses buyers who find homes on Instagram, YouTube, and Google.
- Follow-up. Showings with no feedback and no follow-up with the buyer's agent.
- Timing. The market shifted after the price was set, and the price didn't move with it.
What Ben Graham Does Differently With a Home That Didn't Sell
"At the end of the day, price is what sells a home," Ben says. So he starts there.
- He resets the price from real numbers. Ben prices from what actually sold and what's sitting right now, not from the old list price. When he takes over a listing, the adjustment is usually 5% or more.
- He relaunches it as a new listing. New photos, a walkthrough video tour, and a new description written for the buyer who fits the home.
- He puts it where buyers are looking. Instagram Reels, a YouTube tour, and Google, on top of the MLS.
- He follows up and reports back. Ben follows up on every showing, and sellers get a weekly update on showings, views, and feedback.
Sold After It Didn't Sell
A Chandler couple had tried to sell for a long time with another agent and couldn't get it done. They hired Ben. He relaunched the home with a reset price and new marketing, and it sold.
Two more, in clients' own words, from Ben's Google reviews:
"We previously had our house listed for a year with another realtor with little interest. The first day of Ben's listing the property, we had multiple showings and two offers, one above listing price."
Michael Quinn, Google review, January 2024
"A dear friend in Chandler Arizona hired an agent randomly and after several months on the market and no offers called me for advice... So he took over the listing and after following his recommendations the home sold within a few days, with offers within hours!"
Tom Meilander, a Realtor from Rochester, Google review, June 2021
Already Listed With Another Agent?
Your agreement is with your current brokerage, so talk to your agent first and read your listing agreement. If your listing has ended, or your brokerage has released you, Ben is happy to talk. A second opinion costs nothing.
Questions Sellers Ask
Why isn't my house selling in Chandler?
The most common reason is price. If buyers see better value in homes that just sold or homes nearby, they wait. Presentation and exposure matter too, but they rarely fix a price that's too high.
How long is too long on the market?
In South Chandler and South Tempe, the typical home that sold last year spent about 42 days on the market. If you're past 60 days with few showings or no offers, it's time to look hard at price and presentation.
Should I lower my price or wait for the right buyer?
Waiting usually costs more than it saves. Homes that sat 90+ days sold for about 90% of their original asking price, compared with about 99% for homes that sold within 30 days. One meaningful price change tends to work better than several small ones.
Can I switch agents if my home isn't selling?
In Arizona, most listings use an exclusive right to sell agreement with an end date. Talk to your agent and their managing broker first. You can ask to be released, or wait until the agreement ends. Read your agreement, and this isn't legal advice.
What happens when my listing expires?
The home comes off the MLS and you're free to relist with any agent. Many agreements include a protection period for buyers who saw the home while it was listed, so check yours before you sign anything new.
Will buyers think something is wrong with my house?
Some will notice the history. A relaunch with a new price, new photos, and new marketing gives buyers a reason to take a fresh look instead of assuming the worst.
