Selling Your Home While You Buy the Next One
If you are selling a home and buying the next one, the hard part is the overlap. You may carry two mortgages, or you may need to sell first. I help move-up sellers across South Tempe, South Chandler, and the Southeast Valley plan both sides together, price the sale to move, and keep repair talks from eating your equity or your timeline.
Why is selling and buying at the same time so hard?
Two deals have to line up. The sale sets what you can spend. The purchase sets when you need the sale to close. When they do not match, you pay for it in carrying costs or stress.
Ryan and Alyssa bought in Mesa first and paid two mortgages for about three months while their South Scottsdale townhouse sat on the market.
How do you price a home when you are carrying another mortgage?
Everything sells at the right price. A home with a hard feature, like a freeway-backed yard or a shared wall, shrinks the buyer pool and has to start at a more attractive price.
Every extra month costs you a second payment. So price is the first conversation, not the last.
What happens if the buyer asks for repairs?
I advise a credit instead of doing the work yourself. Once work starts, it usually turns into more work and more cost.
On the Scottsdale sale, the buyer completed a sewer repair after closing, and title paid the $15,950 invoice from the sellers' proceeds. The sellers never hired a contractor.
How do I get ready for the repair conversation?
The hardest part is getting the seller to accept the repair. Once you do, it is usually not a big deal. Ryan and Alyssa had known about their sewer line for years, and that made the negotiation easier.
Questions movers ask about selling and buying at the same time
Can I buy a home before mine sells?
Yes. Ryan and Alyssa did. It means paying two mortgages until the sale closes, so the price and the timeline of your sale matter more. Your lender can tell you whether you qualify to carry both.
Is a credit better than doing the repairs?
When it is possible, I advise a credit. Repairs often grow once they start, and a credit lets you close without managing contractors.
How long will my home take to sell?
It depends on the home and the price. The Scottsdale townhouse took about three months to find a buyer, after a couple of price reductions. Homes with a hard feature can take longer.
