What it's like to live here.

Corona Vista is acre lots, custom homes and no rulebook. There is no gate and no HOA. That is a real trade. Some buyers want the freedom and some want the rulebook, and there is no wrong answer. Paint it, park it, build it. Anyone who has sat through a design review board knows exactly what that is worth.

The homes went up between 1985 and 1999 and they are big. The smallest is around 4,500 square feet and the largest tops 10,000. It's a mix of single-story and two-story. More than half have a basement. Most of this valley does not, so the square footage here goes further than the lot would suggest. Pools are standard here, not an upgrade. Several homes carry detached garages or carriage houses with room for a car collection or a workshop.

Some lots carry horse privileges and irrigation, with a back pasture or a sport court where a second house would sit anywhere else. Streets are quiet cul-de-sacs with grown-in trees. These are established homes, and that cuts both ways.

Good to know.

Who it fits

Corona Vista fits a buyer who wants land and a big custom home without leaving central South Tempe. It suits move-up buyers from elsewhere in the Valley, out-of-state relocations who want an acre close to the airport, car collectors, and anyone planning a long hold. It's not for someone who wants a gate, a new build, or a home that needs nothing done to it.

Buying here: what to know

  • Get the basement looked at properly. Egress, moisture, and finish quality vary a lot, and it is the part of the house that gets the least attention on a walkthrough. Bring an inspector who has done basements here.

  • Budget for an established home. Grown-in trees and lots you cannot buy new, and also roofs, systems, and finishes that will want attention. Budget for it and the trade is a good one.

  • No HOA cuts both ways. No design review, and also no shared reserve. You should know which side you are on. If horse privileges or irrigation matter to you, confirm them for the specific lot, since not every home has them.

  • Be ready to move. With about 21 homes, sales are rare and the right one goes fast. Get pre-approved and know what you want before one lists.

Selling here: what to know

With homes this different in size and age, there is no such thing as a neighborhood average here. Pricing your home means finding the few sales in Corona Vista and nearby acre-lot neighborhoods that actually match your square footage, your basement and your condition, then adjusting for the lot. I'll show you which ones count and which ones a buyer's agent will try to use against you.

The buyer for a 9,000-square-foot home on an acre in South Tempe is a specific person, and there are not many of them at any one time. Reaching that buyer matters more than reaching everyone, so the plan leans on video, agent outreach and quiet pre-marketing as much as the open MLS.

Who this fits.

“This is the kind of neighborhood where I’d actually want to live, and I’m buying nearby in Buena Vista Ranchos. The combination of lot size, custom construction and long-time owners is rare in South Tempe. When one becomes available, it goes fast.”
