What it's like to live here.

Shady Lane is one gate and one short street. You will know your neighbors by name, and most of them have been there a while. There's a community tennis court and not much else in the way of amenities, which is the point. People buy here for privacy and space, not a clubhouse.

The homes are custom builds from about 2000 to 2012. That makes them newer than most of South Tempe, where a lot of the big-lot homes date to the 1970s and 80s. Expect big single-story floor plans, pools, RV gates or RV garages, and some homes with finished basements.

Good to know.

Who it fits

Shady Lane fits someone who wants a gate and a half-acre without moving to the edge of town. It suits families who want room for a pool, a sport court and a car collection, and buyers coming from out of state who want newer construction in an established area. It's not for someone who wants a lot of community amenities or a guard at the gate.

Buying here: what to know

  • Be ready before a home comes up. With about 14 homes, there may be one sale every few years. Get pre-approved and know what you want so you can move when one lists.

  • Every home is different. These are custom builds, so two homes on the same street can feel like different neighborhoods. Compare features, not just square footage.

  • Look hard at the basement. If the home has one, check moisture, egress and finish quality. It's the part of the house that gets the least attention on a walkthrough.

  • The HOA is billed once a year. Ask for the current amount and any transfer fees when you write an offer. Gated means a code, not a guard house.

Selling here: what to know

Because sales are rare, there are few recent comparable sales on your own street. Pricing usually leans on nearby custom-home neighborhoods like Warner Estates, Corona Vista and Wingfoot, adjusted for the gate and the lot. A buyer here is often waiting for this exact street, so reaching them quietly can matter as much as reaching a lot of people.

Who this fits.

“Shady Lane and Corona Vista are the two names serious ultra-luxury buyers in South Tempe need to know. When one is available, you act. Waiting for the perfect timing in a 14-home neighborhood is not a strategy.”
