What it's like to live here.
The Estates is one of the original gated streets in Ocotillo, built in the mid-nineties when the master plan was still finding its footing. About four out of five lots have golf frontage, and some sit right on the water along the course. Homes sit on it, back to it, or look across it, and the lots that do are the ones people wait for. A gate at the front and water or fairway out the back is a pairing that buyers hold out for rather than settle.
The homes went up in one tight window, 1995 to 1996, most of them by Maracay with a few customs mixed in. Most are two-story, which is worth knowing before you tour. Pools are standard here, not an upgrade. No basements. Many homes still carry original finishes, and the ones that have been redone show what the floor plans can become.
Gated means a code, not a guard house. Worth setting expectations on. The HOA is among the lowest in gated Ocotillo, which is one reason long-time owners stay put.
Who it fits
The Estates rewards a particular kind of buyer: someone who can see past the original finishes and picture what the house can be. It fits renovation-minded buyers, people who prefer mature streets and grown-in trees over new construction, and move-down buyers from Scottsdale who want golf and a gate at a calmer pace. Lots are on the smaller side for this tier. You are buying the setting and the house here, not the land. If you want a turnkey single-story home with a big yard, look elsewhere in Ocotillo.
Buying here: what to know
Not every view lot is equal. Ask which direction the lot faces and what you are looking at across the water or the fairway. Two homes on the same lake can be very different to live in.
Know your renovation math. The question here is rarely what is listed today. It is which listed home has the right bones at the right price for the work you plan to do. I'll help you run that math before you fall for a backyard.
Same street, different house. Homes run from about 3,000 to over 4,000 square feet, and a remodeled one next to an original one can feel like two different neighborhoods. Compare condition, not just size.
Ask for the HOA details up front. Every home is in the HOA. Get the current amount, what it covers and any transfer fees before you write an offer.

Good to know.
Selling here: what to know
With about 73 homes and steady turnover, there are usually a few recent sales in The Estates to work from. The spread between an original home and a fully updated one is wide here, so I price your home against the right group, not the neighborhood average. Golf frontage, water, and the view direction all get called out early. If your home still has original finishes, we talk honestly about whether to update before listing or price for the buyer who wants to do it their way. Both can work. Guessing does not.
