Choosing between Chandler, Gilbert and Tempe usually comes down to one question: is a newer house worth a longer drive every day? South Tempe gives you older homes with mature trees, character and, in some pockets, real land. Gilbert is newer and further out, so you often get more house for less money. Chandler sits in the middle, on three freeways.
How did I decide between South Tempe and South Chandler?
I once watched flooring for a house I didn't even own yet slide out of my truck and across an intersection.
It was for a house in South Tempe. A floor-to-ceiling remodel. We had an offer in. I'd already bought the flooring. And somewhere between picking up boxes in that intersection and getting home, I realized something. I wasn't ready for that project.
So we pulled the plug. We bought in South Chandler, near Ocotillo, instead. Almost double the size, for about the same price at the time. About 25 years newer. The inspection report was one page. Still the cleanest one I've seen in my career.
That's the trade in a nutshell. I wrote more about it in new build vs older custom home in Chandler and Tempe.

South Tempe is older. Mature trees, character, and in some pockets, real land. My family is there most days. My daughter rides horses in South Tempe three days a week. It feels like home to me.
South Tempe is where you feel like you've made it, without the Scottsdale vibe. Just know that older homes come with older systems. And when I was buying, the same money got me a lot more house in South Chandler. Here's why South Tempe homes cost more than Gilbert or north Chandler.

How do you choose between Chandler, Gilbert and Tempe?
When someone tells me they're torn, I ask one question. Is a newer house worth 15 more minutes a day, every day, for the next ten years?
Some people know the answer right away. Others realize they work from home three days a week, and it barely matters.
And I'll tell you this. I've never had a client in Chandler or Gilbert come back to me unhappy about where they landed. You're choosing between good options. That should take some pressure off.

Most people I sit with are worried about the same thing: overpaying, or leaving money on the table. My job is local facts and an honest opinion, even when the answer is "don't move yet." You stop guessing and start deciding.
