A lot of buyers moving up in the Valley start their search in Scottsdale. It is the name everyone knows. Then they drive South Tempe and ask why nobody told them about it.
Both are great places to own a nice home. They just fit different people. Here is the plain split, so you can tell which one fits you before you spend a month touring.
The short answer
Pick Scottsdale if you want resort living, desert views and golf at your back door, and you are happy to pay for the name.
Pick South Tempe if you want a real lot, big shade trees, fewer rules and a short drive to almost everything.
The feel
Scottsdale is polished and social. Old Town has the restaurants and the nightlife. North Scottsdale has gated golf communities, mountain views and trailheads. It feels like a destination, because it is one.
South Tempe is quiet and established. Custom homes on real lots. Green, irrigated yards. Horse properties in pockets like Tally Ho and Buena Vista Ranchos. Neighbors who have been there for decades and know everyone.
Lots and homes
Scottsdale: Lots vary a lot by area. Many luxury homes sit inside master-planned or guard-gated communities. Up north, yards lean toward natural desert landscaping.
South Tempe: Quarter-acre to multi-acre lots are common. Many homes were built from the 1970s through the 2000s, and plenty have been remodeled. You get land and character. Some homes will want updates, and that is often where the value is.
HOAs
Scottsdale: Most luxury communities have one, often with design rules and a guard gate.
South Tempe: Many of the custom-home pockets have no HOA at all. That is freedom for some buyers and too little structure for others. Know which one you are.
Schools
Scottsdale: Mostly Scottsdale Unified. Parts of north Scottsdale fall in Paradise Valley Unified or Cave Creek Unified.
South Tempe: Kyrene School District for K-8 and Tempe Union for high school.
Always check the exact boundary for the address you are looking at. Boundaries do not follow city lines.
Getting around
South Tempe sits close to I-10, the 101, the 202 and the 60. Sky Harbor is about 15 minutes away, and so is most of the Valley you will actually drive to.
Scottsdale depends on where you land. Old Town is close to the airport. North Scottsdale can add real time to any drive south or west, which matters if you fly a lot or work in Tempe, Chandler or downtown Phoenix.
Where your money goes
Scottsdale carries a premium for the name and the amenities. In South Tempe, your budget tends to go into the lot, the trees and the location instead of the address.
Who each one fits
Scottsdale fits buyers who want the resort lifestyle, golf and hiking close by, a lock-and-leave home or a second home.
South Tempe fits move-up families and relocating buyers who want room, quiet and a short commute without leaving the city.
My take
I work South Tempe and South Chandler every day. A lot of my clients started their search in Scottsdale. Some end up there, and they should. Others figure out they wanted the nice home without the Scottsdale show.
The only way to know is to drive both. I will plan the route. Call or text me at 480-448-2020.
