Homes that stand out on Zillow are usually Zillow Showcase listings. Showcase gives a home a video, big high-res photos, a 3D tour, an interactive floor plan, virtual staging, a different pin on the map, and emails to buyers already searching nearby. Zillow says these listings get 75% more views, saves and shares than similar homes without it. In South Chandler and South Tempe, where buyers over $1M have plenty to choose from right now, that difference shows up fast.
"It's the modern-day honey, stop the car"
That's what one of my sellers said the first time they pulled up their Showcase listing. "Wow, this really stands out way more than other homes for sale. It really makes people stop."
Remember driving through a neighborhood and someone in the car yelling "honey, stop the car" at a for-sale sign? Nobody does that anymore. They scroll. Your listing gets about one thumb-flick to make someone stop.
Why it matters in South Chandler and South Tempe right now
On November 1, 2026, there were 28 single-family homes over $1M for sale across 85248 and 85284. In October, only 6 sold. The typical $1M+ home still for sale had been on the market 76 days.
That's a lot of choice for a buyer. When a buyer has 28 homes to pick from, the ones that look like every other listing get skipped. Not because they're worse homes. Because nothing made the buyer stop.
What Zillow Showcase actually gives your home
A video of your home right on the listing
Big, high-res photos that fill the screen
Virtual staging, so buyers can picture empty rooms furnished
A 3D tour buyers can walk through from the couch
An interactive floor plan
A different pin on the Zillow map, so your home pops in search
Priority placement in Zillow search results
Emails sent to buyers already looking in your area
A performance report so you can see views, saves and shares on your own home
Zillow's own data says Showcase listings are more likely to go pending within 14 days and sell for about 2% more than similar nearby listings without it. Those are Zillow's numbers, measured nationally, so treat them as a direction, not a promise. Showcase is one piece of the bigger plan in what marketing a $1M+ listing should get.
Why I pay for it when most agents don't
Simple. I don't believe in average. I'm not going to cut corners or step over dollars to pick up nickels with your home.
Almost every buyer is on Zillow, or at least knows it. You never know where or how the next buyer is going to find your home and fall in love with it. Any chance to literally stand out on the platform they're already using makes a faster sale for more money more likely. That's what my clients care about.
And yes, selfishly, the more your home sells for and the faster it sells, the faster I get paid too. Win-win. Buyers win as well: when they call, they reach the listing agent who actually knows the home, not a random agent who has never walked through it.
The honest caution
Great marketing doesn't fix the wrong price. If a home is priced 10% over what the market says, Showcase just helps more buyers figure that out faster. Price it right, then make it impossible to scroll past. In that order.
If you want to see how pricing and marketing fit together, here's how your home gets sold with me, start to finish. And if you're still getting the house ready, read whether you need to stage a $1M+ home first.
