Step 3: Showings, feedback and your weekly report.
You'll never have to ask me how it's going. You'll already know.
Showings that actually happen
Booking a showing takes a buyer's agent a few seconds. That's on purpose. Every extra step loses a showing.
Before each one, my team calls or texts the agent to confirm they're on time. So you're not sitting in a parking lot for 40 minutes wondering if anyone's coming.
If the home is vacant, someone walks it every two weeks. Lights, doors, leaks, the stuff you'd check if you lived there.
The truth about showing feedback
After every showing we ask the agent how it went. We ask up to six times. And only about one in five ever answer.
Here's why, and why it's not as bad as it sounds:
- No answer is an answer. Usually the buyer just wasn't interested enough to bother.
- Some agents never comment. After recent lawsuits, many treat any feedback as a risk to their buyer.
- Interest takes time. Serious buyers often circle back days later, after they've seen everything else.
Whatever we hear, you hear, right away.
Your weekly report
Every week you get a written report. No digging, no calling me to ask.
- Showings on your home, and the average for your ZIP code
- MLS views, and the change from last week
- Zillow views and saves over the last 30 days
- The trend, week over week
Then we look at it together and decide what to do.
Reading the market, week by week
Showings are the best price signal there is. Lots of showings and no offer usually points to the home. Few or no showings usually points to the price. If the price needs to move, we talk about it with real numbers, not a hunch.
