The character.

The homes in Warner Estates were built between 1983 and 2004, on half acre lots, and run around 4,871 square feet through the middle of the range. No gate, no HOA. That is a real trade. Some buyers want the freedom and some want the rulebook, and there is no wrong answer. Roughly seven in ten homes have a basement. Most of this valley does not, so the square footage here goes further than the lot would suggest. Pools are standard here, not an upgrade.

Walk these streets in the evening and you will notice it before you can explain it. The quiet runs deeper than a neighborhood this close to the city has any right to. Neighbors out walking their dogs actually wave and mean it.

No HOA means no design review board and no shared reserve fund. Any repair on your own property is on you, same as anywhere without one. It also means pride of ownership does the job a rulebook usually does, and buyers sometimes worry that hurts resale. In Warner Estates it does not.

Why it works.

Why Locals Love It

No HOA. Paint it, park it, build it. Anyone who has sat through a design review board knows exactly what that is worth.

Good to Know

There is no HOA. No design review, and also no shared reserve. That cuts both ways and you should know which side you are on. Homes run from about 2,896 to 11,402 square feet, so two listings on the same street can be completely different houses. Schools are C. I. Waggoner, Kyrene Middle and Corona del Sol.

Pro Tip

Get the basement looked at properly. Expect it finished, not a raw slab, several degrees cooler than the rest of the house, and usually without a walkout, just an escape hatch. Egress, moisture, and finish quality still vary, and it is the part of the house that gets the least attention on a walkthrough.

THE HONEST TRADEOFF

These are established homes. Grown-in trees and lots you cannot buy new, and also roofs, systems, and finishes that will want attention. Budget for it and the trade is a good one.

Who this fits.

“No HOA, no rulebook. Just neighbors who take pride in what they own, and a quiet that speaks for itself once you are standing in it.”
