THE SOUTH TEMPE GUIDE

What's inside.

At $1M+, the stakes are different. The neighborhood matters more. The lot matters more. The specific street matters more. And the wrong guide, generic Zillow searches, an out-of-area agent who "does luxury," a bad piece of advice about which side of the canal, can cost you six figures and two years of regret.

You're serious about the right home, not just any home.

01 IF YOU’RE READING THIS

Have you been frustrated by agents who
  • Don't know which streets in South Tempe quietly outperform

  • Treat "list it on MLS" as a complete strategy

  • Don't know what's under contract off-market right now

  • Push you toward inventory that fits their needs, not yours

  • Can't explain why Warner Estates and Elliot Estates feel different

  • Think "South Tempe" is one market instead of twenty

  • Make promises but disappear after the offer is accepted

  • Can't negotiate at this price point without giving something back

01

Written by someone who lives
here.

Not a general-market agent with a South Tempe page on his website. This is the only corridor I work: South Tempe and South Chandler. My kids go to school here. My wife grew up here. This guide comes from actual residence, not research.

Three reasons this is different.

02 WHY TRUST THIS GUIDE

02

Every neighborhood. Honestly
ranked.

All 20 luxury neighborhoods in South Tempe, grouped by cluster, with who each one fits, what to check, and the honest context Zillow never gives you. Including the ones that trade quietly off-market.

03

Built for $1M+ buyers, not first-timers.

This isn't "how to buy a house" content. It's the strategic overview a luxury relocator needs, schools, commute reality, and the lifestyle you're actually buying into.

I live here. My kids go to school here. This is the only market I work.

Most agents will tell you they "know" South Tempe. I'll tell you this: my wife, Sarah, grew up in South Tempe. Our kids go to Valley Christian, one of the best private Christian schools in Arizona, just minutes from our front door. When we were choosing where to plant our family, we had the entire Valley to pick from. We picked here. On purpose.

I'm not a general-practice agent who dabbles in luxury. I specialize in $1M+ homes in exactly two areas: South Tempe and South Chandler. Together, these two areas form one of the most underrated luxury markets in the entire Valley, close to everything (Sky Harbor, Scottsdale, the Price Corridor), without the Scottsdale price tag or the far-out isolation of Queen Creek or Gilbert's eastern edge.

I know the streets. I know which neighborhoods look similar on a map and feel completely different in person. I know which lots back up to something that's a problem and which ones back up to something that's an advantage. Most importantly, I know how to negotiate at this price point in a market where the wrong terms can cost you significantly more than the right price ever saves you.

What follows is the guide I wrote for the people who already know South Tempe is the area. It's everything I'd tell a friend over coffee, the neighborhoods worth knowing, the lifestyle that makes this area worth paying for, the schools, the unwritten rules of buying here, and the honest tradeoffs nobody else will tell you.

84/48

South Tempe and South Chandler. Mirror-image areas. One unified luxury market. South Tempe is the established, tree-lined side. South Chandler is the lake-living, golf-course side. Both anchored by top schools and access to every major Valley employer within 20 minutes. This is my lane.

Why I Love It

"

This is the area where your lifestyle has options every single day, and where the home you come back to at the end of it all is just as good as everything outside of it. That's what makes South Tempe different. It's not one thing. It's that every element works with the others, instead of against them.

05 WHY SOUTH TEMPE

Seven reasons this area doesn't trade like the rest.

The Valley has plenty of luxury neighborhoods. What makes South Tempe different is how rare it is to find an area that's simultaneously established, centrally located, family- serious, and genuinely beautiful, without being overbuilt.

01

The Geographic Center of the Valley

15 minutes to Sky Harbor. 20 minutes to Scottsdale. 20 minutes to Downtown Phoenix. 20 minutes to the Price Corridor. No other luxury area in the metro puts you this close to this much, which is why executives, frequent flyers, and dual-career couples land here and stay.

02

Your Dollar Buys Land Here

The budget that buys a modest updated ranch in coastal California buys an established home on a real lot here, with a resort backyard, a three-car garage, and top-rated schools, in a state where the tax picture is friendlier than most of the places people move from.

03

Kyrene + Corona del Sol

Kyrene Elementary District feeds into Corona del Sol High School, one of the highest-rated public high schools in Arizona. For families buying at this level, it's the rare combination of prestige area and genuinely excellent public education.

04

Established, Not Under Construction

Most of South Tempe was built between the late 1970s and early 2000s, before builders were packing houses onto postage-stamp lots. What that means today: mature trees, real yards, quarter-acre to acre-plus parcels, custom architecture, and streets that don't feel like they opened last Tuesday. When you walk the neighborhoods, you feel the difference immediately.

05

Horse Heritage Meets Modern Luxury

Much of South Tempe was originally platted as equestrian property, which is why neighborhoods like Buena Vista Ranchos, Calle de Caballos, and Tally Ho Farms still feature acre-plus lots, irrigation rights, and space you cannot find this close to a major metro area anywhere else in the country. Keep horses, build a guest house, or just enjoy the privacy.

06

Canal Trails, South Mountain, and 10 Months of Outdoor Living

The Western Canal Trail runs right through South Tempe, miles of traffic-free running, cycling, and dog walking before it connects to the greater metro trail system. South Mountain trailheads are 15 minutes away. Ken McDonald Golf Course is in your backyard. And your pool gets real use from roughly March through October, not stored under a tarp six months a year.

07

Quiet Prestige: Not Flash

South Tempe doesn't have flash. No entry gates announcing the area, no reality-TV real estate drama. The people who live here are surgeons, founders, senior engineers, C-suite executives, and generational Arizona families who chose this area because it's serious. The value lives in the streets themselves, and the people who already knew.

Want to skip ahead and just talk?

06 THE PLAN

Three simple steps to get the move right.

Whether you're six months out or six weeks out, the path is the same. No pressure.
No pitch. Just the exact process I use with every South Tempe luxury buyer.

The difference between two South Tempe homes that look alike online isn't square footage, it's which street, which lot, and which neighborhood. That's the knowledge this guide can't fully convey, but that a conversation can.

Seen a neighborhood that fits?

Let's talk specifics. I'll tell you which streets inside that neighborhood perform best, what the current inventory actually looks like, and what your dollar really gets you here.

08 THE MATH

What your money actually buys here versus
where you're moving from.

This is the part most relocators don't fully calculate until after they've moved.
The home you get for the same budget, the tax picture, and the quality of life
at your price point all compound.

WHAT YOU LEAVE BEHIND

California · Illinois · Washington

In coastal California, a dated ranch on a small lot in a decent suburb. In Illinois, a nice home with a property tax bill that erases your raise every year. In Washington, the house you wanted, paired with the weather you're quietly tired of.

  • A state income tax bill that follows you every April

  • Property taxes that climb every year

  • Limited outdoor use, weather dictates your life

  • Aging housing stock on small urban lots

  • Infrastructure not built for how you live

WHAT THE SAME MONEY GETS YOU IN SOUTH TEMPE

South Tempe, Arizona

same dollars. different life.

An established home on a real lot. A resort-style backyard with a pool, spa, outdoor kitchen, and covered patio. A three-car garage. Top-rated public schools. A commute measured in minutes, not hours.

  • A flat, low Arizona state income tax

  • Property taxes materially lower than feeder states

  • Outdoor living roughly 10 months a year

  • Modern infrastructure, built in the last 40 years

  • 15 min to Sky Harbor. 20 min to everything else.

*Arizona has one of the lowest flat state income tax rates in the country. Buyers moving from California, New York, or Illinois usually feel the difference the first April. Talk to your CPA about your own numbers.

09 EDUCATION

The part that moves the
needle
for families.

For families with kids, public schools are the single biggest driver of home values in South Tempe. The area falls inside the Kyrene Elementary District and feeds directly into Corona del Sol High School, one of Arizona's most recognized public high schools.

Kyrene Elementary District (K–8)

TOP-RANKED PUBLIC

Corona del Sol High School (9–12)

Plus: Valley Christian Schools

Both the elementary and high school campuses of Valley Christian are within minutes of South Tempe, one of Arizona's top private Christian schools. (My own kids go here, so this one's personal.) For faith-centered families, it's a rare combination: luxury area, top public schools as the default, and an elite private Christian option if that aligns with your family's values.

FLAGSHIP PUBLIC

Strong schools pull in families who care about schools, which supports home values, which supports the schools. It compounds.

12 WHAT’S AT STAKE

Two versions of this same move.

Every buyer thinks they're making the "with a guide" version. The reality is the
difference between the two paths usually isn't obvious until it's too late to fix.

WITHOUT A REAL LOCAL GUIDE

The move that costs you twice.

  • You tour the wrong houses for two months and burn your momentum

  • You buy on the wrong side of the canal and spend years regretting the commute

  • You pay too much or write terms you didn't need to

  • You miss the real off-market opportunities that never hit Zillow

  • You learn the area one year in, from mistakes

  • You sell in five years for less than you should have

WITHOUT A REAL LOCAL GUIDE

The move that pays you back.

  • You tour only the homes worth your time

  • You end up on the right street, in the right school boundary

  • You negotiate the deal you're supposed to get at this price

  • You see inventory with real context, not generic MLS data

  • You move in knowing the area already

  • You build equity the way this market rewards patient, smart buyers

Frequently Asked Questions About South Tempe

COMMON QUESTIONS

What is South Tempe and where is it located in the Phoenix metro?

South Tempe is a luxury residential corridor on the southern edge of Tempe, bordering Chandler to the south and east. It sits approximately 15 minutes from Sky Harbor International Airport, 20 minutes from Scottsdale, and 25 minutes from Downtown Phoenix. Unlike much of the East Valley, South Tempe was developed between the 1970s and early 2000s on larger lots with mature trees and custom architecture, which is why it feels distinctly different from newer master-planned communities in Gilbert or Queen Creek.

What do you get for your money in South Tempe?

More land and more home than Scottsdale or Paradise Valley at the same budget, and a shorter drive to the airport and the Price Corridor. The entry point is usually a custom single-story on a quarter- to half-acre lot with a pool. The top of the market is custom estates on half-acre-plus lots in pockets like Corona Vista, Wingfoot, and Shady Lane Estates. Prices move. The pattern doesn't. Ask me for current numbers on any street.

Which schools serve the South Tempe luxury neighborhoods?

Most of South Tempe is served by the Kyrene Elementary School District (K–8) and Tempe Union High School District (9–12). The flagship high school is Corona del Sol, consistently ranked among the top public high schools in Arizona. For families seeking faith-based education, both the elementary and high school campuses of Valley Christian Schools are within minutes of South Tempe, one of Arizona's top private Christian schools. Private and charter school options are also accessible given the corridor's central location.

How is South Tempe different from buying in Gilbert or Scottsdale?

Gilbert's newer luxury inventory is generally farther from central Phoenix employment, adding 15–20 minutes of daily commute compared to South Tempe. Scottsdale offers comparable luxury but typically at a significant price premium, with a more congested feel. South Tempe sits at what I call the "sweet spot" of the Valley: established neighborhoods with mature character, central location, strong school performance, and luxury pricing that hasn't yet caught up to Scottsdale despite the comparable lifestyle. For buyers relocating from out of state, this asymmetry is often the most compelling discovery.

How do I start searching for a luxury home in South Tempe?

The best starting point is a 15-minute conversation to narrow which of the 20 neighborhoods is actually right for your situation, lot size preference, single vs. two-story, school priorities, pool/horse property requirements, and price range all point to different clusters. After that conversation, I'll set up a targeted MLS search and can walk you through the market in real time. Most buyers who contact me have been looking at the area for weeks online and learn more in 15 minutes than they did in the prior month of Zillow searching.
